Does anyone know how much were Bellewaters and The Vales average PSF when they first launch?

And, is $750 average PSF for Treasure Crest considered cheap, relative to recent EC launches?

Yes, it definitely is. U can check out the transacted PSFs in the URA website for the recent EC developments. Bellewaters and The Vales in the range of ard $780-$800psf on average. It is also gg to be cheaper compared to the recently launched The Visionaire and Parc Life in Sembawang/Canberra.

If comparing to the north then the more appropriate one will be Northwave. The facilities, layout and the ulu location is about the same. The bidding price for the land also around the same price psf and now with TC launch delay the launch date for both TC and NW will be around the same time.
So for buyer who does not need to stay in northeast can consider NW too.

Prior to Wandervale launch, SIM LIAN MD Mr Kuik said that Wandervale breakeven price is $700psf cause bought land at $361psf. That means construction and other costs are $339psf. He also said that Treasure Crest breakeven price is $670psf cause bought land at $280psf. That means construction and other costs are $390psf.

Difference is $51psf between the 2 ECs from same company building their own projects at the same time which will have similar construction costs.

Either Wandervale's quality is lower than Treasure Crest or SIM LIAN is earning a higher profit margin at Treasure Crest.

I would suggest that potential buyers of Treasure Crest go take a look at Wandervale too and compare whether they are getting their money's worth before signing on the dot.

Urge buyers to see the layout n size of each room
Saw my friends unit their rooms esp 2 rooms
Their size freaking small. One single normal bed also like got problem to put

Wandervale needed to be priced cheaply to undercut Sol Acres.

But I think some PCs are now transacting at $900+ psf in the D19 area. There's even a 3+1 BR unit from The Florida selling at $748psf only! So the price difference now between PC and EC is very narrow. ECs should have room to lower prices more.

BTW, can I do a short poll? Between Punggol, Sengkang, Choa Chu Kang, Yishun and Sembawang, can you guys list down these locations in the order of your preference? Just wanna get a feel of what others think about location.

Mine is: -
1. Sengkang
2. Punggol
3. Yishun
4. Sembawang
5. Choa Chu Kang

yeoster - survey on this is not gonna be useful to you because people choose their house for different reasons. There are those who buy for own stay or for investment. Here are some reasons :
1) Promixity to work area
2) Proximity to childcare arrangements
3) Proximity to good schools
4) Proximity to transport options
5) Like a certain area because they grow up there
6) Future resale value
7) Rental value and potential
8) Proximity to amenities

The list goes on and on .... the important thing is that you must know what you want and choose your house based on that. No need to ask everybody else what area they like because their needs are different from yours. :s22:

I grew up and still stay in Toa Payoh, so I can feel your pain...
How about the upcoming EC in Hougang opposite Rosyth school? Think it will be launched sometime next year or year after, if you don't mind waiting. It's will probably be the most centrally located EC launched in recent years.

Anyway I took SK also, for the same reason that it is the least ulu of the ulus. IMO at least.

now developer's are tight. don't know whether they will cut corner not.
definitely won't take the bait unless it is below 700psf.

somemore people keep talking about BW and Vales are 50%.
essentially I think all stayers of sengkang are absorbed.
So where are the buyers?

I rather wait for TC to give discount. definitely not going to support their e-app process.

the EC near Rosyth school definitely is a top consideration for me. very rare... location better.

That ec is oni good for ppl who drives or they are sure that their kids can enter Rosyth or Sinming primary. Everywhere u go u need to take bus to switch to train.

The cost of the land is already 380psf. Expect a selling price of min 800psf. Fyi, workmanship of Hoi Hup sucks. My current place done by them.

Do check the plots adjacent to it as well, as they may not be to your liking. Also include the accessibility factor by public transport.

Which EC are u referring to?
If treasure crest it's actually very far from express way. Unlikely u will be affected by the TPE noise.
As for the block to block distance, it's fantastic at 36m which I saw was drawn on one of the site plan.
The unit of got at bellewaters is only 26m away from opp block.
