Note how the media headlines have changed from optimistic to pessimistic about ECs:

Just received the price list for Northwave from my agent. From the 9 pages i see, ranges between 700-800 psf. So average around 740-750. Given that TC bidded the land around same price as NW and launching about the same time, I think price should be around there. (although some may say both are not comparable)

Lets pray that NW sells less than 10 units on the first day and TC take reference and adjust accordingly.

Do all units have the stove and sink facing each other in the kitchen? Heard thats bad for feng shui. Shui huo bu rong.

Not direct facing, got slant abit... In actual fact, fridge is consider 'water' also, side by side also not very good... But not directly beside stove still not so bad...

northwave not oversubscribed right? and they still come out with that price?

TC oversubscribed, I think the price GG. :(

Pray hard for low price! Went down yesterday. The only bad things for TC is the driveway circulate the whole condo.

Stove facing Sink then bad feng shui meh?

Im not a fs expert thats what my frens told me. They say shui huo bu rong so we keep quarreling. Any feng shui expert here can give some advice? Not direct facing but a bit slanted issit ok?

hahah NW GG la, price so high. think subscription won't be good. For TC, i think if you looking at the 3 B + 1 Study or the 4 Bedroom, maybe the price will be higher. But if you considering the 3 Bedroom, price cannot be much higher, cause for vales and bellewater there is still quite a bit of 3 bedroom remaining and the pricing is quite competitive.

My guess is on balloting day next Saturday, likely most of the 4 bedroom will be sold out.

If you keep quarreling I don't think fengshui is the solution or the thing to blame...

fridge vs stove (not sink)

Went down to visit yesterday and was quite pleased at the size of the 3BR premium and 4BR units (at least compared to my only prior experience of Lake Life EC).

Made an e-app, but still dunno whether want to commit or not.

Now living in a very central area - between redhill and tiong bahru mrt, but in a very old resale 4rm flat which is pretty small. Also near my parents, and my 2 kids are still quite young - so have to factor in where to get help to look after them when they go to primary school.

Good thing about TC is that I'm also quite familiar with that area as my in-laws stay near there and my sis-in-law also moving to that area soon. But it'll be a long distance from my current workplace in Clementi.

Sigh...

Guess with the disappointing prices of NorthWave (released today), TC will stand a good chance of good opening sales.

Have been thinking a little on my first housing purchasing. So far my take on TC:

Room Layout = 8/10
Interior Finishing = 7/10 (scoring it low due to the ugly middle glass panel from the kitchen)
Accessibility = 8/10
Developer = 6/10
Facilities = 4/10 (nothing unique)
Monthly Maintenance Fee = 5/10 (given that facility is so standard and there are 500 units, monthly maintenance should be price low)
Price = ? / 10

My target price is below 720 psf for a mid level non-west sun facing 3 Bedroom unit. If price is higher, will probably be happy to wait out with the developer for another 3-4% discount over the next few years (given ample supply of 3 Bedrooms in Seng Kang), while also trying for the bidadari/bartley BTO.

Not sure if you guys out there sharing the same thoughts?

If you are eligible for bidadari bto, it is a much better prospect than sk ec imo. Unless you're in a hurry to get a place, if I were you, I'd continue to try my luck with the bidadari bto launches over the course of next few years, if really no luck then consider sk ec if your finances are secure.

You'll probably make more money off the bidadari bto than any ec in sk

In fengshui, sink with water tap is considered "water". The stove is considered "fire". Just make sure that "water" and "fire" are not next to each other. That is why the stove and sink are usually separated by a cutting area.

The right sequence for kitchen layout is: fridge (for taking ingredients), sink (for washing), cutting area (for food preparation), then stove (for cooking).

There is no problem for sink and stove to be on opposite sides. It is just the inconvenience of taking dirty dishes from the stove to the sink to wash (and the danger of dropping them on the floor in between!).
