juz curious, how much psf will be acceptable to u for TC? $600psf? $650psf? for pool-facing units?

Actually to be honest i thought the price was attractive.
It's fair that sim lian price it this way and attract 1st time buyers.
Agree price does not attract 2nd timers, but the pricing has wide range to appeal to the masses.
As a buyer of bellewaters, I have to say the pricing is attractive to me as its better located. Unit wise, I will choose inward facing only, but of course have to fork out the delta of about 50psf between inwards and outwards facings.

Ya i was looking at inward facing unit initially but was put off by the price. Almost 70k diff in price for same unit type

But for those with not much cash position and need to take up a high loan amount to service monthly installment for the next 20-30 years, think thrice.

The current unclear economic situation with increasingly higher number of layoffs are some of the tell tale signs. it will be painful and stressful if you lost your rice bowl yet still have to continue servicing your high loan installment and interest to the bank every month.

Don't forget this is EC, need to hold at least 5 years upon TOP before selling off to fellow SG citizens/PR and 10 years to be able to sell to foreigners.

So that means, if something goes wrong and you need to sell it, you cannot sell it readily in the open market. You need to make sure you have enough position to service your instalment and hold for the next 8 years minimally (including the time to complete building assuming 3 yrs + 5 yrs MOP) as contingency.

I won't be surprise when the whole lot of recent EC launches reaches its 5 years MOP, there might be lots of desperate ec sellers....

Agree with this portion. Should be financially well enough to cover for a period of at least a year in the event of unemployment before committing now given the outlook and uncertainties.
I was planning to buy a condo with my brother but our overall income took a hit (mine around 40% & his 20%) since the beginning of this year. Even EC now seems abit of a stretch so not taking any chances. Decision is also partly affected by our father being critically ill, so have to be prudent and wait for things to clearer and more stabilised~

I can accept that developer priced higher despite the land is purchased cheap when the market is good. But then please don't tell me that they cannot price lower if their land is purchased expensive during the bad market situation (cooling measure, oversupply, interest rate increasing, foreign policy)

Why you don't recommend leh?

Using ALL of your CPF for your housing will mean that you will have:

1. No buffer to maintain the instalments when your income shrinks.

2. Lost interest income on OA balance, which you would have earned if the savings were not taken out from your CPF account. (CPF Board)

3. Principal CPF amount withdrawn for your property PLUS accrued interest, which you would have earned if the savings were not taken out from your CPF account, refunded back to your OA upon selling. (CPF Board) This means you will have less cash proceeds from the sales of your unit.

4. Lost the opportunity to probably earn higher rate of return if you were to use the remaining funds to invest elsewhere through a financial adviser.

Why do you say it doesn't attract second timers? I have to agree the pricing is reasonable.
