Just like shares, we have to compare with suitable benchmarks.
There is no perfect comparison most of the times.
So, we tend to compare shares in the same industry or similar size etc.

Apply to properties, we could consider comparing with ECs in the same area i.e. Sengkang or we can compare with private condo in the same area.

If the price differential between ECs (incorporating resale levy, if applicable) and pte condos is not that significant, might be worthwhile to consider private.

What is significant? We may have different views. Some might say 20%, some 15% ...

Ask yourself, given a choice say a 4-bedroom pte condo at $980K and an EC at $980K, which would you choose? Why?
Assuming the size is acceptable to you.

Not too sure why you quote my post here and seems to me your response is not much to do with my posting.
Anyway as I stated, each individual has their own priority. As long as the buyer work their sum up.

still too early to see Vales reaction. the selection is this sat. if any reaction, shld be after that.
Anyway most of their premium units are sold. so its the layout that ppl cant accept, not only the price.

I will think if the Vales want to act it will be today or tomorrow. No point after the ballot when some of the potential buyer will have already buy TC.
Vales still have a lot of 3 bedrooms balance units which can target those who is going for TC 3 bedrooms.

can anyone share the real benefit of the utility room? this will help greatly in the selection between 3br and 3br premium?:D

so can say those buying the stacks facing heavy vehicles now can wake up to have their view fully covered by an high-rise building in future?

Those who buy this facing, they will get lots of construction noise and dust before the view is blocked.

Yes, stacks facing south 36, 35, 32, 31, 28, 27, 22, 18, 17 will face construction and blocked view (high rise residential) in time to come.

The north stack 03, 04, 05, 06, 11, 12, 15, 16 will see church, community institution , school and TPE in the distance.

Both north and south (at a steep angle) stacks will get west sun depending on which half of the year.

Unlikely a fire station, the road too narrow for emergency response... Maybe it's a childcare center... 😂😂

To the north of tresure credt is for health and medical care under the latest ura masterplan.
