If developer still put at high price, then buyers are taking a risk.
2nd timer HDB will be even at more risk with sliding HDB resale prices.

2nd timer HDB / Upgraders will have to do their sums properly before buying an EC i.e. still can afford to buy given the fall in HDB resale prices.

I don't see it falling below 5%

yea we see a lot of COV $0 nowadays, but something always change

by the time project TOP in 5 years, the rules change, game plan change.

If u were there this morning, u will beg to differ
Many FT converted PR or with Sporean kid were there

When I was there, at least 60% of visitors were PRC

Having say that, either husband or wife converted to Singaporean, else their kid cannot be Singaporean.

I dun think this category will take high% of applicant.

The problem is nobody can be certain the rules will change or will it benefit current owner.
Its all about now, thats why many are even selling below valuation and selling their HDB even before their EC TOP.
I know of 3 friends doing so.

I know of 3 friends doing so.

Those who bought their HDB flats around 10 years or more ago should still earn a handsome profit despite selling below valuation.

Wah..so expensive..
If not many people buy....I think EC prices have reached the threshold level.
Most likely the next EC land bid will be cheaper and will be priced cheaper eventually.
Depend on location. I can safely say yuan ching ec 850psf still got ppl buy. Far north like skypark, hard. They must give discount

Does EC developer has the practice of giving discount on first day of sale? I thought price is fix as what they shown.... so if given discount how would we know?

Depend on project. Waterwood has discount . Some project as days go by got discount. Some more ex

Think those EC projects that do well will raise prices as time goes by.

If I recall correctly, ECs like Twin Waterfalls and Riverparc Residence raised prices.

And those EC projects that don't do well in its initial sales will give discounts or give some other "goodies".

One Canberra and forestville , north ec many goodies n discount

Was there today when price released
One of the agents shouted loudly, price reflected already final - no more discount..

Because everyone asking for discount.t.if response good then price increase but do u think the response would be gd or otherwise... Looking at recent launch. None is 100 percent sold

Sorry didn't check across but for one of the stack I saw its about $800psf

Lowest for 4BD $763 1st floor and $850 for 15th

Just back from showroom. Average for 4 bedded based on deferred payment is $822 psf. The price is even more expensive than citylife in tampines .
