I seriously think Walton Intl is nothing but a scam company. I wonder why this landbanking company was never regulated by MAS. I was coerced by a friend to invest. Its been more than 10 years i have yet to see a single cent in return. All my hardearned savings all gone. Just when i thought one portfolio was exiting soon, turns out wrong. Is there a department i can go to to seek recourse? I am desperate. No job and no savings anymore.

I wish I had better news for you, but the answer is “not really”.

Walton is a well-known name around these parts. They take people’s money and then lie relentlessly about when they’re going to pay it back, if at all.

You can try talking to the CAD division of the police, but don’t expect it to go anywhere.

I don't understand why you blame MAS/others for your own fault? MAS never force you to invest in Walton. You failed to do your own due diligence. You were coerced by a friend is just a convenient excuse. You could have just said no. Can your friend force you to invest? Did he/she point a gun at your head and ask you to invest? You were greedy and you paid the price. End of story.

And what is this asking MAS to regulate this and that? We don't live in a communist country where everything is regulated.

You can try talking to the CAD division of the police, but don’t expect it to go anywhere.

It is equally the investors fault for not doing their due diligence. Investors were greedy and got caught. Any sane person who have alarm bells ringing when some company tells you they can convert agriculture land into residential/commercial land in faraway places like Canada, no? These people are greedy and failed to do any due diligence now they pay the price. Don't blame anyone for what amounts to TS own mistake.

I have to respectfully disagree with this.

I don’t think “willing buyer, willing seller” is a good principle for retail investor protection. Most people aren’t able to “do the due diligence” like the denizens of this forum are; the average person isn’t going to know who to call in Calgary or wherever to find out whether the land actually exists, they’re not going to know how to read an audit...

The average person is just going to see a salesman and assume “oh, they must know what they’re talking about, they wouldn’t lie to me”... and they won’t know any better.

My opinion is that there should be very strong protections around investments that are sold to retail investors. This doesn’t just go for insane land-banking scams; it goes for insurance, it goes for financial planning services, it goes for everything.

Certainly it was a dumb investment, and there needs to be some degree of self-reliance; but I don’t think it’s realistic to expect every average person to become a financial expert just because a friend-of-a-friend became a salesman for Walton and needs to hit their quota.

First photo is taken just 2 mins drive outside residential area. There’s lots of land in Alberta. Singaporeans might not understand that as land is scarce is in Singapore and property prices are always going up.

what matters is whether people have gotten back the money they invested as promised or sold.

I also invested here. Regretted it. Tell me the project is short term, 2-4 years exit but till now also no exit. Lol. Can’t wait to get out.. they have some long term ones which I avoided. Ended up mine short term also can’t get out.

I know you can try asking your agent to sell for you (to other people) but you may make a big loss la.

Walton still making money for investor? I read their google review on Walton Address, it is so bad as many investor don’t get their money back.

I remember many years ago some of my property agents friends are also working as consultant for Walton .
It must be good money then

What is your thought for this? You are a highly qualified investor who is arrogant or you work for MAS who need less things to do? Or a salesman in Walton?

Have you already found a solution to this matter? I am also a investor myself facing similar issues.
