If you haven't rectify the water leak coming from your roof, what's the point of changing false ceiling boards ?

Unless you have a detached home, you have to check if the leak is from your own roof, or your neighbours esp the joint area. The flashing could need repairing..
If it's your own roof, it's not cheap to fix. Good luck

Neighbour semi-d now rebuilding, and they just recently plastered up the new common party wall…

but the 1 of the leak from the roof occured 10+ m away from the boundary with the adjoining neighbour, so I might need to check my roof I guess. The other leak is along the common party wall.

Update: neighbour maincon is great and efficient, covered the gap between the houses with tarp and aluminium sheeting. So far no leaks at all during todays heavy rain, so hopefully that is the issue

Take note of mould forming on false ceilings.

That's from the party wall? What about the leakage from your roof. U sure no more? Solar panel may also cause leakage after installation. If the solar panel installation is out of warranty, you may wish to check the void above your false ceiling. If you can't do it yourself, ask the neighbour's contractor to do for you. With rain continually falling, it's best time to check. Only when it is certain really no more leakage, then paint the ceiling board.

Yes roof started leaking again, solar panel installation company coming tomorrow morning to try and see where the issue is. Not sure how to check void also, the access hole is quite far away from the leak

False ceiling can be cut open and sealed back.

If you are game for it, just follow the solar contractor. He would have to go to the void to trace the route of the leakage. Ask him to guide you as he goes to check.

Edit SAFETY PRECAUTION:
The ceiling board is not load bearing. Don't step on it. In the old days ceiling boards in landed properties were supported by wooden frames. Quite safe to step on the frames. That was my DIY experience. But not sure how about now. Still using wooden frames or metal?

Can it be removed with chemicals? Or need to change the boards
Depends on the condition of the affected part. If not too bad, can paint over it. But if the affected part is already damp, you will soon see bubbles popping up. So I would suggest the affected part be cut and patched up. The end result is that it would look like new. No trace of the rectification work done.

Metal framing I also don’t think it is safe to step on, relatively new house about 10 years old only. Roof problem solved by solar guys. Loose metal sheet panel.
