Maybe hdb can make ugly looking hdb in prime area. Like those with corridor, weird layout, bad facing etc. Like that wouldn't hit 1 mil for sure, no matter how good the location and potential is :s13:

This one will make Sg look ugly in all landscape photos of our country haha 😂

There is no need to change existing rules such as MOP. Just implement a 50% capital gains sales tax on HDB transactions. It is a fair means to share the profit of govt (aka taxpayers) subsidized property.

The owners will call even higher price to cover the taxes if the existing selling price is no longer attractive to them in making profit.

50% buyer’s tax instead, buyers will run away. If cannot stop owners from selling high, can prevent buyers from buying high.

Interesting idea. But I find 10 years mop very hard to implement. On official platform it states 10 years, but under table everyone using all sorts of excuses to shorten the mop. 5 years already difficult to make it one size fits all, how is 10 years even be possible?

10 years is reasonable

Many people don't plan far ahead. Some spend a lot on renovation, only to find themselves selling within few years. Many things will change in 10 years (+3 years construction). From no children to having children going to secondary school, parents ageing, workplace changed etc.

Basically I'm fine with 10 years mop but I hope G doesn't double standard and allow for special case. Within 10+3 years, there are so many excuses to cut short mop.

Similar to October, November sees more resale transacted as compared to new launch.

If you want to collect tax (to pay who, dear?), I suggest Sellers Stamp Duty of 10% divide by 10 years. Less 1% each year. HDB MOP also 10 years. Pte also need HDB upgraders!

By definition, capital gain sales tax means the seller (who made the capital gain) pays. For example, if a buyer bought a HDB BTO at $500K (as you know, HDB flats are heavily subsidized by taxpayers especially on land value) and sold at $1.2M (especially at premium locations) after MOP. The capital gain of $600K will be shared by seller and taxpayers, each will received $300K.

Why 10 years, if you sell your house, profit/lost is immediate! So stamp duty should be imposed as soon as transection is completed.

Estate agent do not wait 10 years to collect his/her commission anyway.

This type of number is quite misleading as one of the financial planned get interviewed in one of the TV show. The number can only reflect a few sales which happen to be in good location or buyer like it so much. It does not reflect most the actual sales unit. Salesman like to use this number for their potential buyer and tell them price is going up if you don't buy now.
