Buying resale CCR at much lower psf compared to expensive new launches for rental yield is not silly I think.

Fully agree, some of the non CCR new launch units are priced similar or more expensive then 10ish year old CCR properties

People expecting to get good rental yields for these new launches will likely be disappointed.

Yep especially for the more "family-oriented" condos (e.g. Avenir).

The larger units are also priced at 3k psf ($8m quantum) but still selling like hot cakes

Won’t say that this “study” space is meaningful at all, would group it as a 2b2bath though, cos the “study” space is jus one that is shabbily craved out, I think SKG has sth similar in its master bedroom.

But nonetheless, the toilet space is useful.
