Sunrise terrace ones are 103 year leasehold, Saraca, Begonia, Neram 999 year or as good as freehold

some yck 999years starting from 1825.

I feel seletar more high ses feel leh. Got more greenery and open spaces, more atas road names, wide roads barely used etc

NONE. these are low SES landed. one is near Geylang, another is in the middle of nowhere. how much budget do you have to buy a landed in sink1eland.

Does matter where.

If someone stay in atas area but worries about inflation affecting mortgage loan, no money for maintenance and pay bills, landed looks like haunted house, squeeze money for car, save every cents, no money for maid, charsiew by no paying for the house and everything parents pay.

He or she is worse than those live in hdb fully paid.

There are some really nice plots in Kembangan if you wanna build yourself a proper condo tower. This is due to the zoning not being capped at the usual 2.5/3.5

Kembangan landed estate area I went visit once, also has some have industrial estate just beside it. The unit I went to faces the back of some small industrial business or something.

Feels abit lapsup. But if u go inwards to the center it's ok.

This aint good; usually will drive the prices down, Hillview and Macpherson also got industrial areas that give it lupsup feel.

Non freehold will never be as good as freehold but you can do your own math. Your property still got 800 plus years left. What do you think? You think the world will still be around 800 years from now? But to start at 1825 is quite unusual as Singapore was only founded in 1819. I have viewed many 999 leases of houses and most common is start from late 1800s or early 1900s, giving about 900 years left.

Which one is more 'high ses', I'm not sure.

But Kembangan is more conveniently located than Seletar? It's close to Bedok central, and on the other side, to the malls around Paya Lebar mrt station.

If I am not wrong many rich Malays stay at Kembangan landed.
It was near to their zone. (under the British colonial govt they put each race in distinct enclaves).
I have not heard of Seletar having high SES. Seletar was known for Seletaris - a hot spring bottled water.
