In 2017, 100palm EC ~830psf vs 1550 at Affinity (early 2018) (~40%+ discount)

Today i think only around 25% liao

100 palm is 3 or 4 years older than affinity right ? If affinity is price at 1900psf, I think maybe 100palm should be 1700psf

You have to see the transactions. Affinity has been 1800-19xx psf. Hundred palms end 2023 before MOP already 16xx. Now you see PropertyGuru most asking around 18xx. Hence I think the delta likely closer to 150-200psf, which is around 10%.
