Bounced unit. Worth it?

Oh no. Reported 15 bounced units from One Bernam and released progressively.

not many txn at 1.4k psf, most of these lower psf units are large sized 1300 sf. i did a scan and majority are 1.6k on average, dont see many 2k txn too

ya. But you need 1 or 2 units to sell at 2k psf to let everyone knows the area now worth $2k psf.;)

But hor, because of FOMO, those 2k psf highly could end up in bounced units. My guess is, in order not to make the potential >$2k psf buyer panic, the developer probably will relaunch the $2k bounced unit at a later date?

Not sure is this updated, there were 15 bounced units mainly 1 and 2 bedder, I was thinking the 20xxpsf units had bounced.
I wonder if those buyers who bought NP, SKG, TWR, MW, Antares becos of the PR8 20xxpsf units news will also bounce. Any news ?

i feel should be OK, because PR8 has raised all balance inventory to 2k psf already, so caveat will eventually show more 2k psf txn, and buyers will gradually accept it as the new market valuation.

Not true bro, only the smaller sized units up to $20xxpsf, plenty of bigger sized units still at $15-17xxpsf.

Then later more PR8 units sold at $20xx, they buy back again? Hahah.. I hope buyers not so flip-flop wor.

Bounced means option fee forgo and did not exercise ?..

Do not really know the procedure. normally the law firm will lodge the caveat. By then, it should have exercise it.

Need expert people like Arctician to explain.

oh i didnt know, not a fan of Paris. I thought someone was sharing balance unit chart for the remaining 15% inventory and i noticed its ard 2k psf..if so many bigger sized unit at 1.5k available why they so kan cheong rush to SKG etc etc last week, and i rem one even created a thread to compare SKG vs PR8? lol

Ppl perceive SKgrand to be better than PR8 at similar psf, so they rush to SKgrand.. in fact, think SKgrand sold 50 units last weekend alone. Property is always a matter of perception, not a science.

One property can see a lack of demand now, yet down the road when newer properties are launched, ppl look back at the once unpopular option.

i not expert, usually need pay 5% upon signing of OTP, if buyer remorse you will forfeit 25% of the 5% deposit, which is 1.25% of purchase price, developer will usually makan the deposit, raise price if market is good and then do a balloting to create the FOMO effect.

Law firm only help u to execute the S&P agreement upon exercise of the OTP with balance 15%-20%, and lodge caveat with SLA

anyway in short bounced = buyer remorse = deep regret = no DD = didnt get IPA = no money
