Bounced unit. Worth it?

actually should be compared as % of total unit in development instead of just looking at #, like forett and parc clementis have 600 to 1k+ units, so bounced units seem ok in general. What caught my eye was kismis, it only has 200+ units yet the return rate is so high.

ah. That is a good idea.

well, but again, they manage to resold it and probably resold at higher price.

very huat leh if everytime like that. pocket in the booking fee and schedule payment and flip for a higher price later
only when market is going up, if it goes down developer has to sit on inventory risks
is it kismis not good?
kismis also around 100% sold now, based on my showflat visit i noticed its at top of hill so it further out from mrt, the steep upslope i ciimbed once i will say its damn siong even for a guy. Land size is around 100K sf which is quite small so less facilities, lastly average size is around 700 sf 2 bedders so PSF is higher, doesnt really work for familiies in the area who typically go for larger units of 1k sf.

The majority of 700sf units i think more for investors or small family of 2.

Really need to climb the upslope yourself before one can feel the siongness..cant imagine doing it everyday

this show you need an agent to sell the units. The slope is definitely a big minus point yet , the agents still able to sweet talk the buyer and sold near 100%.

haha legs will become very strong from the slope training

i think most of the buyers have car themselves, but for simple amenities and groceries trip to BW plaza it require some effort. Kismis can sell because of the lower quantum and the reasonable PSF, definitely better than verdale and to some its a plus to be at top of the hill with the breeze, view, and serenity.

I will rate it above midwood and dairy farm.

Another bounced unit! bought $1.529m in 2019 September! Now selling $1.596m.

Wow 2 yrs. The price did not appreciate much.
