If you are there, take a closer look at the model. You will find that the balcony is built in the manner of smaller balcony is covering over the big one. Just imagine, both can either look up or look down when you are relaxing on the balcony, no privacy at all. Worst still, can climb up and down with a ladder.

Even the separation wall with a cut edge between neighbours on the same level, there is no privacy as well.

Yes, I agree with you. That is why I will be looking at ground unit. I don't understand why they come out with such a design. I foresee a lot of disputes between the neighbor..

We tried to compare the psf price with other EC projects, the price is comparable. And, actually there are few stacks are below $775psf, with pretty good facing. Given the location and reputable developer, we think that the price is quite competitive.

Many units sold on booking that day are high floor units, from 6th floor onwards. Only few bought the ground floor units. So maybe you still have chance to wait for CDL to reduce the price.

Btw, Sky Park has reduced their price ~3%.

From an advertisement online by an agent, I see that Ecopolitan is giving voucher.

Hi, May I know how much you paid psf? The pricing of the ground unit seems to be rather x, around the same price as the unit from level 6 and above. Do u think they will drop price?

Some units are $820psf but become $720psf when u count the void space for top floors

Official statistics are out. They managed to offload about 185 units over the opening weekend. That is about 30% of the total units available. Decent, but not spectacular. Expecting sales to slow down moving ahead.

Potential buyers should keep an eye on whether the Feds are going to hike interest rates. If the SIBOR creeps up, downward pressure on housing prices is almost inevitable.

So many ec on the market. Have we overbuild it?

With all those cooling measure, the price is still high. Only drop about 5.5% according to data.
But my opinion is yes it is slightly overbuild in some area like SK and PG. But that what all those potential buyers are asking. To me I will stay away from that area or will only buy when the price is right

Next year will have the most (in terms of units) supply in ECs and pte condos ever. So the supply glut will grow even larger.

Overbuilit - yes... but once they raise the income ceiling to say 15k it will open up the gates to more first timers and families upgrading

Probably will see alot resale hdb units esp SK/PG left empty because their mop are up since they started ramping up building of hdb flats

Yes, definitely overbuilt. Price is high due to the high land price bided by the EC developer during the boom period. So there is a limit where these EC developers to reduce price further as 1) They bids the land price rather high 2) the profit margin for EC is already rather low

So my opinion is that if you are looking for a EC,

1) Get the ones which has a good location. For example, Brownstone and the EC next to Brownstone (QJ developer). Even their price is slightly higher, if you can afford it, it will be good to go for it. With a good location, the price is likely to appreciated and more buyers availability.

2) If you think 1) is out of your budget, go for the ECs which you need not pay for the resale levy (for 2nd timers) like Bellewood and Skypark. But take note that these EC developer already paid a high price for the land so maybe subsequent upcoming EC pricing will be lower than them even paying the resale levy

3) Wait for more ECs with low land price to launch. Their pricing may be lower even if you need to pay the resale levy. But you will need to wait for up to 5-7 years for TOP as these ECs will likely to be out only end next year or 2017. Furthermore, their location is not very good.

I paid $774psf for 8th floor, unblock facing, no west sun.

Wow, that is a good price! The average price is $810 psf as per straits times acticles out today, "Buyers snap up Brownstone penthouses"

a very noob question here.

is it true that smaller unit will have higher psf? i see brownstone 2br units, the psf is at least >$810.

The agent said behind brownstone, further down there's two condo that are going at $1060 psf and $1200 psf. Then, the new north park at yishun is much higher too.
But those are condos, can't compare to EC right?

so i am wondering is brownstone price psf too high? then again, it is near the mrt.

U can compare it against yishun emerald that is nearby. The psf is much lower for emerald

Hear your advice and went to research on emerald. Their built up (I presume referring to high ceiling) is $750-800 psf. Do u know how much is their current price psf? The condo's review not very good though. You can search the review in forum.

Would have to know that the older condos. Those more than 10yrs are actually selling at lower psf....

Also do note when they were launched they were also lower in price and bigger units than today.

But then again u wan2 talk about appreciation in housing prices now is too premature.... prob no chance of increase as the govt already says wan2 lower down.


One easier way to compare now is westwood ec. Against its fellow ec built yrs ago beside it. I forgot the name liao. Hehe. But they r aelling at 700plus psf also.. similar or lower priced than westwood and now thay they are a full condo..
