that is true. smaller unit have higher psf...which is why shoebox tend to be above $1,000 psf


a very noob question here.

is it true that smaller unit will have higher psf? i see brownstone 2br units, the psf is at least >$810.

The agent said behind brownstone, further down there's two condo that are going at $1060 psf and $1200 psf. Then, the new north park at yishun is much higher too.
But those are condos, can't compare to EC right?

so i am wondering is brownstone price psf too high? then again, it is near the mrt.

I research on Yishun Emerald. It seems to be in a sorry state after 10 years. Does that happen to most of the condo?

Source? I don't think so ler.
The price is ok for those condo. It is even cheaper than the EC. Best part it is a PC and ready to move in.
Didn't know that PC in the area is so cheap.

Next to MRT stations are always a good purchase if psf 700-800 range.
Should be one of the best buys now compared to what other outskirts eg punggol etc are selling to the masses.

yup, nice addition to the area. at least there wont be a need to travel to sembawang or yishun for groceries. i wonder why the TOP of brownstone is longer than criterion

although the price is slightly higher, sales is still moving. Around 1-2 sold at least every week. But general gut feel is still that price is likely to go down more.

Eventually will be sold out in time to come.

Sooner or later the forested area of Simpang that is on the east of Canberra estate will be developed.
Singapore is running out of land on the mainland liao.

With 6.9 million population plan in place the future of Singapore real estate is bright. :s13:
Long for positions in the Northern and Western corridor as prices are more affordable.

I believe the government purposely holding on until the whole estate is developed, then sell high price to private to build Private Condo. Likely these Condo next to MRT will be selling at $1200-1300 psf or even higher in the future...This will help to pull up the selling price of Brownstone in the future....

Yes, there will be another EC by Qingjian next to Brownstones. Not sure about the 2 PCs being built though

Already qing jian building a ec next to this brownstone. Maybe they should call that greenstone. Qing jian mah. Hehe.

Opposite the tracks. Ard 10000 new homes soon
