Already qing jian building a ec next to this brownstone. Maybe they should call that greenstone. Qing jian mah. Hehe.

Yes, government normally will build 2-3 ec together in order to preserve their pricing. For example, if u build an ec in the middle of HDB, likely its value will not be there since there are so many HDB surrounding it to choose from. It will be a bonus if these 2-3 ECs are built with many pcs surrounding. I think brownstone and the Qing jian ec are one of these ec.

For Qian jian, this ec beside brownstone is likely to be around the same price as brownstone as Qian jian bids this land at a slightly higher price. The fact that Qian jian is introducing the SMART ec concept with Samsung shows a high indication that they likely will not lower price but will give u better stuffs like brownstone giving branded bathing accessories, branded air con, etc..

Yes, I think likely when the township is more or likely formed with more than 10,000 occupiers form then the government to sell off the land parcel beside the Mrt just like north park condo which Fraser bids 1 billon for the land beside Yishun Mrt. However, do notice that the ECs and PCs and built at a different cluster of land compared to Hdb. This is to perserve the pricing of the ECs and PCs and differentiate them from HDB flat.

Your several entries on the forum as to why brownstone is a good buy make a lot of sense. We have bought a unit! Was wondering if you have bought one too?

I am a 2nd timer as time is running out for me if I want to escape the resale levy. I have been to Bellewood, brownstone, citerion and signature. I am actually more inclined to get a unit from bellewoods due to more spacious unit and no resale levy. The downside is that it's surrounding 3 ECs are all priced at a lower price. So I think it will be quite difficult to get a good price in the event if I need to sell off.

I think that Citerion and signature are definitely overpriced. Poor location and unblock view not guaranteed. I think that pricing already factors in the view which may be gone.

Brownstone has smaller unit and multi storey carpark which I don't like. However, I believe that in the future, very unlikely that the government will sell land to build ec so near the Mrt anymore. So I think it is a once in an opportunity kind of event. So I am willing to pay slightly more for a unit in brownstone. I am in the progress of getting a unit. Hope that everything can go smooth.

My thinking is that if the condo location is good, the price will hold up better in bad times and also easier to rent out. There will be also be more buyers interested in condo near Mrt. So in 20-25 years time, when my kids are married, I can either rent out or sell off and get a smaller PC with my wife. That will be my plan ;)

is the price now more expensive than during the pre-launch? :(
I was at the pre-launch but didnt make a booking..

Hmm which unit abit private to say here. Next time when we have fb group we can share! :) No discounts but the development is fairly priced imo. The govt will not build an MRT in the area if it doesn't have plans to develop the amenities around it. Canberra looks forested now but has high potential, just like Punggol before. Although we can't expect the market to repeat itself the same way, I'm sure the appreciation potential will be greater than other locations.

I wouldn't buy Qingjian because there is a chance that the quality won't be as good. I've read several reviews from Qingjian owners on forums, in addition to the recent news from Riverparc. I will only consider Qingjian if the plot is nearer to MRT than Brownstone, but it's not. It's further. :p

Which unit did you buy? I hope you gotten some discount :D

I think my unit cannot really hear the MRT!

Looking at the units sold so far, it seems like the buyers totally don't care about the MRT noise at all. Probably when it comes to trade-off, some people still value convenience more.

Better think carefully. The noise from mrt track will torture you day and night.

I actually share the same sentiments so bought a unit during launch even though I had to pay a resale levy. Not all EC will be easy to sell or rent out in the future so having the mrt nearby gives me less worries on this aspect.

Anyway, glad so many people got into discussing about it. I have already bought a unit on Launch Date! What a nervous experience! I have a few uni friends who bought a unit there as well - so I won't be alone!

I have actually created an Open Group titled "The Brownstone EC Community" - easier to search as opposed to the Brownstone in New York! So hopefully no confusion there.

We can also ask each other questions, share good deals, etc.

Another benefit for future brownstone residents. :)
but looks like constructions got delayed. Supposed to be completed by 2020.
