I don't mind b1 b2 or b4. Most important is the unit must be at least mid level and not facing noisy areas.

Anyone know have price change since launch till date ?

There was an increase of price by few thousands for certain units some time ago. I am not too sure if they have been giving discounts though.

Is the bin centre from VS right next to stack 14 a concern? although the windows are not facing the bin centre.

Like the smell, pest problem etc?

BTW - is it true that lvl 1 units will have more pest? especially lizards?

Your pests/lizards question pop-up when 4 blocks are left with 1st level 3-bedders units.

Stack 14 up to level 3 nia....your best bet is still stack 6....still have mid level units.

meaning?? low lvl all have this issue? Doesn't matter lvl 1 or 3? Not interested in stack 6.

I am staying at high floor also will have lizards and insect issue. To a large extent, it depends on how hygienic yr home is. For BS, there are a few bedders still facing the pool. Why not go for those? Visited a fren once and overlooking the pool which is quite nice.

If floor layout is important, have you considered ParcLife? Still have many units left.

ya i know every level will have pest issue but was wondering is it WORST at ground level or is it all the same.

Don't like the location/surrounding of Parclife. :s22:
Only interested in brownstone cause of its proximity to the mrt.

Anybody knows if nuovo near yck mrt was an ec previously ? I saw on a few some for sale below 1000psf in propertyguru. And this condo seems like top in 2004. So if a condo reach 15yrs, it has no resale value ?

About the NSE route passing right at their doorstep. Not only this development affected but others too.

In the case of Parc Life, SkyPark Residences, Visionaire & Brownstone ECs in the vicinity, the access will be from Sembawang Ave onto the NSE Viaduct (south bound, towards city).

Sembawang Ave will be one super busy road leading to NSE as it links to Sembawang & Simpang New Town too.

My vote is to split up and take Yishun Ave 8 though there will be a potential bottleneck at Seletar Link.

In the case of Parc Life, SkyPark Residences, Visionaire & Brownstone ECs in the vicinity, the access will be from Sembawang Ave onto the NSE Viaduct (south bound, towards city).

Sembawang Ave will be one super busy road leading to NSE as it links to Sembawang & Simpang New Town too.

PL construction pretty fast, aircon unit already mounted. outlook looks pretty nice, can go over to site to have a look at it.

BS construction almost close to completion, looks very nice indeed.

Among these 3 ECs, VS the slowest. Even windows are not installed yet

Proud owner of Brownstone EC. :D

We bought an unit last month without long consideration, even my property agent suggested to us to consider Visionaire EC or Parc Life EC.

Six factors why we bought BS without long thought:
- BS is the EC nearest to mrt (less than 5 mins walking),
- CDL is a well known developer,
- Future Sembawang area development,
- I like BS unit layout,
- I love the site layout (especially with 2 big pools and 3 small leisures/kids pools) and
- Lastly the one of it's kind jetty style balcony design

Btw there are at least 3 Brownstone EC FB groups, can we merge as one and make it as a closed group and only BS owner can join?
