near mrt is good but it will be noisy.. the furthest block to mrt also need roughly 5-10mins to reach the station.. mscp is quite a turn off.. I prefer the vales or wandervale.. both walking distance to mrt.. should be less than 10mins.. underground car park.. cdl name of course is more reputable than singhaiyi and simlian.. all has it pros and cons.. see you prefer to stay west, north or northeast..

There are too many ECs in Sengkang/Punggol area. It will be hard to sell after 5 years. Good for those who can't upgrade further.

sengkang pungol is another CCK. massive amount of public and public housing :D

btw, if you already think of selling after 5 years, what do you upgrade to? private condo? difference is there but not warrant a sell and buy. landed? then you must have found money. or back to BTO HDB.
or simply want to change every 5 years. lol.

the unit i was looking at booking is facing canberra lane. it's the inner road. it's facing empty plot of land (at least for now). anyone think it would be very noisy?

The difference is you can get a freehold private condo :)

I am considering Brownstone but the unit i want is taken so now waiting for the other EC to see what other offer. For Brownstone I think the MSCP can serve as a 'cushion' for the MRT nosie so it is also a Pro mah.
But I don't drive so maybe for those drive they will find it troublesome.

But most ppl will never understand this basic principal, i have been warning on top of this, there is going to bad economy in singapore these few years and massive permanent restructuring of our workforce. Singaporeans will never get it. Let them learn the hard way.:vijayadmin:

i donno man.. i like brownstone but the living area is super tight..

I can't remember the block but it is 1-2 units aways from the MSCP facing swimming pool 3 bedroom. Looking at level 8 or above as the top level of the MSCP is garden and 1 level below is Gym.
Yes it is very small and another thing i don't like is the 3 bedroom wall is side by side and the stupid balcony.

yeah the small balcony over big balcony issue.
what do u mean by 3bedrm wall is side by side?

If you like the location, then no choice. My current kitchen already not enuff space to put all my appliances. Which is why i chose The Criterion, big kitchen. Haha.

for me, within 10min walk to station is good, then u'll widen your choices. choose a project u don't particularly bother about.
mscp is not an enclosed building, so it won't shield noise very well. look at the nearby Courtyard condo. that's probably how the mscp will be.

haha how come so many applicances!

My appliances very common type leh, but my current tabletop space is really very limited. My tabletop is limited to one side only, with sink and stove on it too. Hence no space to put a lot of things.

Sales in existing EC projects also picked up (+26% m-o-m to 156 units) after five months of downward sales trend since peaking in July 2015. Take-up rates improved marginally to 64% from 63% in Dec.

“Top 3 EC sales in the month were The Amore (24 units; take-up rate of 53%), The Brownstone (21 units; 54%) and The Vales (16 units; 33%),” adds the analyst.

Didn't expect Vales to be so bad. Thought mrt distance is its selling point.

Im going to visit this showroom tml. Super headache in regards to which EC to choose. Its the most expensive thing that Im gonna buy in my life so must make a good call

My view is that it is a once in a lifetime opportunity to get an EC so close to the MRT. U can see that all the lands current set aside for EC is in poor location. I will advise if you are still below the salary cap of $14k, get this EC first. If don't like, sell it off after 5 years. Near mrt surely got buyers and can earn as so close to mrt usually at least about $1000 per square ft. Near mrt also can bring good rental provided u can afford another condo...
