Whats the physically distance between Jervois Mansion and Petit Jervois?
Just trying to understand and learn, the difference in the market segment they are in and also the attributes difference.

Don’t think I’m qualified to help you learn, really just my two cents.

For JM and petit jervois, distance less than 200 metres, I believe. JM had a lot of attention to detail, its overall living environment whereas petit jervois felt more of a cookie cutter ‘lux’ development. The layout was also significantly better for JM. I guess the pricing for JM started cheaper although ended up similar to Petit.

My point was that they are not very comparable, haha.

That said, they could try to have sales to try to catch the trickle down effect. Another would be Riviere, who might also try to do so.

But the market segment is not really same so not a good substitute.

Many agents will say that there is this effect, but i feel it’s case by case. For example after Jervois Mansion sold out, people talked about Petit Jervois. In reality, didn’t really see any movement.
Yeah but they are not direct substitute of cos, if not they won’t be about $600psf cheaper at least.

CHP expensive, the direct and nearer options are OPB and LM, maybe this weekend will have sales at those two projects.
Logically if those who wanted to buy CHP but didn’t get a good ballot, they wouldn’t look at OBP n LM. That’s how I feel.
But 1 question even though it’s integrated development… will there be separate private entry and exit for the owners?.. or will it become like mixing around with other patrons to the mall ..

yap, I have the same thought, it’s not like if u can’t get PR8 then u will settle for SKG. LM and CHP are 2 products of different league though they r not far from each other.

Carpark is separate. There’s an entrance to the residential portion, but outside of that sure will mix? Not sure if I understand your question.

the residential grounds, i.e jogging track, adventure area, greenery spots, are for residents only.

That said, I still think CHP not much meat. LM for the win for those who enter near developer break even price.
Just that can’t hook on amdl :(

It seems like buyers not bothered w profits/loss. They are more attracted to the hype created and the laozup address, let’s see the sales on Saturday.

I think most buyers probably know this market segment and price point have certain risks ba.

Certain unique selling points may make it be a hit among the very rich though. Such as the rich chinese families who love marina view and love rvps, and may not care about the carrot price already.

But may also not go up much if everyone already deemed it too expensive.

but whether price go up or not, meanwhile if you are staying in the laozup address, also shiok. No rush to take profit/loss, lol.

I agreed with you that Petit Jervois is Lux but nothing special. I am a long time fan of SC Global, but PJ really not match for JM.

There’s so much thought and creativity behind the JM’s concept. This target the local affluent buyer’s comfort zone with its relax lifestyle and emphasis on communal living. Thus, its units flew off the shelves without foreign buyers.
