For blk 1 stack 8 732sqft 2 bedder, probably level 30 and above will be able to clear the blocks in front for unblocked view towards mbs and one wouldn't see too much of the roof top structures? For blk 5 stack 25/24 803sqft 2 bedder, even though low floors are unblocked, I think need to be level 10 and above to have nicer views toward mbs. Wonder how these 2 bedder stacks will be priced. Stackedhomes mentioned that the indicative price of $2.16m is for 2 bed plus study which I guess is stack 25/24?

I also wonder if most buyers will go for 1 bedder instead. Only blk 1 stack 9 above level 25 gives unblocked views towards mbs.

Any comments?

Someone posted indicative pricings for a few of the 2 bedder stacks. You can scroll back to see. No idea how accurate these values are though.

Yes, 1200. 300+ Ballot number not bad already ah, must see how it goes and depends on what you aim for…

probably don’t need level 30 unless you totally dont want to see any of the rooftop.

some buyers also ok with fort canning view ba, i feel.

Can still buy aft launch day, if like the property a lot. It’s never too late as long as u have vitamin M.

Yes, that is after 1200 cheque owners have exercised their rights to pick a unit if they want to...


Unless you expect poor response and dev drop prices...or wait for subsale/ resale

Ok I read. Makes sense that the 2.16m unit is stack 2 level 4. Seems like there is a big premium for MBS facing. Hmm.. River Valley facing is future hotel development.

That would be stack 6 1 bedder but need to be above 25 level. No other 1 bedder or 2 bedder stacks as far as I can tell. :)

no idea... didnt stay on the balloting till the end, someone mentioned 1200 cheques earlier.
300+ is pretty good considering 1200 cheques.

1200 is an acceptable amount for the developer.

I would have expected more given the massive hype & marketing around it.

I think most are going for 1b & lower quantum units. Maybe around 3xx units sold on launch ?

LM lousy sale. CHP hopefully best of the best. 🥕 🥕 🥕 :love:
CHP not cheap, hard to have stellar performance on launch, can come close to midtown modern launch alr very good.

LM not really comparable, imo. Chin Swee Road somemore not the best rep. But I hope LM will do well in its market segment, it’s good entry price.

CHP expensive, the direct and nearer options are OPB and LM, maybe this weekend will have sales at those two projects.

My point was that they are not very comparable, haha.

That said, they could try to have sales to try to catch the trickle down effect. Another would be Riviere, who might also try to do so.

But the market segment is not really same so not a good substitute.

Many agents will say that there is this effect, but i feel it’s case by case. For example after Jervois Mansion sold out, people talked about Petit Jervois. In reality, didn’t really see any movement.

may have some meat, but depends on whether the market segment really dig this project or not. Most people going for CHP to stay wouldn’t really consider LM as a backup, for example.

district 6 releases are rare and prestigious, even tho not ccr. Enough other unique selling points too.

can it go up to wallich median psf? That one is still hard to say.

It’s good for overall price levels in the area though.

Petit Jervois is by SC Global, which is the top luxury developer :o Marq, Hilltops :o

But this project has poor location and small size, which is contrary to its usual luxury offering :o
