Bro, the facing is not good. For investment should be ok for lowest entry price.
Hehe $26xxpsf, lousy facing ok la for rental. Would u lousy facing $26xxpsf or good facing $3xxxpsf? It all depends on the intention u are buying. If deep pockets for own stay of cos $3xxxpsf if want meat and rental yield then $26xxpsf.

Can see the greenery of the residential podium too la, the cheaper units. Haha.

Based on the above, even the good view units at lower floor is also available at 2800ish psf. 2brs.

My opinion, for investment, might not have much meat, I will wait for resale for the MBS view. :love:

The best stack I belive is at 23 (3 bedder premium) and 8 (Penthouse). Both have facing over MBS and Fort Canning hill.

Good queue number really impt to secure the lower quantum units. The starting psf doesn’t seem too obscene.
Starting price not obscene but also not super appetising. Kinda expected and close to indicative price. Not much pleasant surprises. :(

Yeah no surprises. But I would say it’s on the lower spectrum for the non premium units. Midtown Modern non premium Low floor a lot alr above $26xxpsf.

Again, always ask yourself this question before deciding it is at lower or higher spectrum, if someone enter at 2750psf for a one bedder at Low floor non premium facing, would u buy from him at above 3kpsf after TOP?

If the average psf of the overall project is at $3.1k psf and one sell at $3k or 3.1k psf, high chance to sell?
Thinking aloud. But not much meat for 1 bedder after deducting the lawyer fee, commission, etc.

To begin with, I will buy Landmark below $22xxpsf for its safe entry price and proximity to CHP, though not a trophy asset, but it’s a Landmark of its hood after all. :s13:

We need to hype up Landmark, many ppl only see trophy never see other landmarks. See tmr, got buyers spill over to OPB and Landmark not.
