have 700k cash also doesn’t mean to splash 100% of your savings on down payment… don’t need to use for other things? Monthly repayment alone will be very cor on 8.5k income.
Even with double that income, it'll still require some hard thinking :o

Not worth sacrificing lifestyle and going all-in for property :o

If it’s 25level upwards configuration, don’t think we see a $4k loading per floor likely much more and well over $2mil alr.
if we assume that the developers price a level 4 807 sqft unit at the same price as a level 25 732 sqft, then the 732 sqft unit would be 2.14M, 2920 psf.. which computes to close to $13 psf/level jump not considering premium facing or not. This is about 9.5k/level jump for a 732 sqft unit, which seems too high a jump per level... So maybe the cheapest 2 bdrm would be the 732 sqft unit at level 25, but likely $2.05M and above still...

No. Haha I told him earlier, overstretched and I gone w conservative estimate of $26xxpsf ~$1.9m now ppl mention 25level onwards to get smallest 2bedder likely $2.1m upwards. so my advise was to look at OCR instead.

Unless all his holdings are crypto and crypto happen to reach the moon before CHP launch.

CHP is luxury condo not mass market condo, need to be very financially able to get one.
Crypto is speculation bro. LOL
Crypto Valuation is based on belief value and fake demands without fundamental (no earnings).
Who knows next day , value become $0 because US government said it is illegal. LOL

Only buy such higher end condo when one can afford to pay up easily if one household income is considered average.

Just my opinion.

Need some advice from the experts and veterans here.

My wife and I are currently in our 30s residing in my parents' house, both of us work in public service sector with a combined gross of 8.5k. I am planning to liquidate several of my portfolio investments (crypto included) for the 20% down payment for the 2 BR.

Am I overstretching? (Not planning to get a car) New to private property, gave up hope of bto gambling. Thanks in advance :)
My suggestion is go for EC (e.g Parc Greenwich or Provence) if you are ok with the location. Have grants, lower quantum. Lower risks.

Do you plan to have kids? Any requirements in terms of locations (e.g. where do you work, where do your parents live ?).

Personally for me (especially during pandemic), I would rather spend less on property & get a car versus spend more on a property and not have a car. For me, my quality of live is better this way.
