Saw an agent friend post that this is a level 12 unit. Should be #12-27. Was sold on preview day at 1.268M. now bounced and the developer re-list at 182K higher o_O
This is inner facing Moxy hotel some more. Don't see how the next buyer at 1.45M will be able to resell higher next time...
wa this is true, now it is on the market... only the 1br available on block 5

Again, it is still back to the question how much buyers are willing to pay for a new launch vs a resale unit. In KAP case, buyers r willing to pay up to 18xx-19xxpsf during launch but why during resale, it can only transact at losses or only at breakeven price? And not forgetting it is 95% sold in day one.

I agree entry price is important but I can’t deny that higher entry psf/quantum also warrant higher risk. :o
Bro, Give u a little hint. Go take a look at South Beach R and u can see most units are transacting at 3.1-3.3kpsf. Some r as Low as 2.8kpsf. These r not Low floor units And still got many units unsold. :o
South Beach are all big units. Some were even done at 3.5kpsf. For big units , average of 3.2k psf is a good performance

KAP layout is crap! Most oxley projects are bad

somemore the kap mall is pathetic.

KAP layout is crap but funny thing is it is 95% sold on first day.
Linq layout also crap but funny thing is it is 100% sold on first day.
How come your CHP layout not crap but not 100% sold on first day?
Since ur judgement of whether a property is good is only based on its first day performance,
So what’s your own benchmark in determining CHP is the best in universe? The sales? The entry price? Or the exit plan? :o

Yea, nice place to stay. I would have agree too.
But Again to whether it can hit 3500psf in resale so Gibba need not run naked in orchard road is another story, :o

It's quite jialat that they only fully sold in 4Q2021... TOP 2016, 99 year lease started 2007, so already 14 years into the lease... :crazy:

same thoughts that it's a good location for self stay or rental if price stagnates or drop..
I did give a serious thought in CHP honestly. :o
But definitely not at 3500psf no matter how good is the view :o
wait for fire sales at 2k psf :o:sad:

No doubt in rental demand given its stellar location. Qns is just how much is the yield relative to its entry price.
As for fire sales, black doggy is one of the very nice bro here who always likes to help bail out those in distressed :o

Back in Aug, Martin Modern got one unit sold at $21xxpsf… not sure who the lucky buyer… u didn’t consider before getting CHP.. :o

If you ask me, there is nothing special about MM. just that it was launched Low initially at 21xx-22xx psf. After prices adjusted to 26xx and above, it becomes a good bye

for me, i think 3300 psf is reasonable, 3500 maybe if take a longer view. If enter at 2800, 3300 is decent.

that said, one-sided no fun. Unless you want to run naked if hit 3500 and above within 8 years? Hahaha
