Alot of naysayers but even as chp prices hiked up, units still got sold. I recall before launch people mocking about the prices too.

This market segment ah… I see a lot of the buyers a bit immune to pricing, just want the product.

whether 3.5k is another story… that one is another buyer say wan la, but i’d be very surprised if it drops. If it does, many others less favourable developments also will dropc like martin modern, etc.
price hike very little lah. 2 bedders only increased about $54K from launch... 3 bedders didn't increase i believe. now still have $2.5K psf 3 bedders.

I think there were some bounced units sold at 100+k above the original? That said maybe around 100-200 psf increase.

still, my point was many experts here say the prices were high and wont do well, but reality proved different. In the end, let’s see how it pans out.

for sure, the higher psf is a risk point. The exit market is limited but for its product class, it’s highly sought after among this market segment. That’s how I assess it anyway.

many people hoping price come down so they can buy is also a good indicator of the demand.

There would be naysayers even in the most bullish market. As long as u are confident or happy w ur purchase, can block out the noise of naysayers, but don’t be overly confident or unrealistic though. Realistically speaking, imo, I think CHP bought under $3000psf got meat left.

around 2.8k psf has some meat left, but if expect 3.5k could be too optimistic. My position same as you, that’s why I entered.

Originally heard launch would be 3.1-3.3. At that price, i might have walked away although own stay was really tempting.

yes, got bounced unit that sold at $180K mark up. But i think only got 1 bounced unit that sold, the other bounced unit still not sold. The big mark up only applies to those fully sold stacks though.

i think generally everyone agreed this is a nice product. Opinions differed on what's a reasonable price for this to ensure a good exit strategy.

Can see u don’t get too carried away or get affected by various different views even though u have a vested interest in it, :o

dont understand why some people can get so excited about things said in the forum... not like it affects actual property prices :s13:
anyway i have a lot of practice from stocks dropping right after i buy them, so no sweat :o

Yea, the whole idea of an open forum like this is to share different views.
it is not a platform to masturbate each other and make everyone feels good about their own purchase. Guess agents can do a better job. If want to masturbate each other and feel good maybe can join the NP thread :o

Almost all bros here agreed CHP is a good project with just some differing views on its entry price and exit.
I assume this is a fair point to be discussed here. :o

Don’t forget the buyer of the super penthouse paid $5xxxpsf. That is insane..

I already replied that CHP is a different project on its own standing and
I know of friends who have bought..

Yeah hard to say. Maybe some, while others want the next shiny thing if they deem it better.

All high end properties, buyers have to be aware ba. Best is don’t mind staying or just continue renting out even if prices stay stagnant.

when it comes to resale for CHP, it may be 4 to 5 years away, so IMO, hard to predict.

what I am more interested to see is:

1) CHP new launch, how the developer reacts to the CM and how the remaining 15% are priced... maintain, up price or down price (can be star buys or discounts) in say 3-6 months?

perfect 10 already perfectly declare discount.
Some say selling lower than break even price.

2) if down price and discounts are coming, then what happens to new launch projects that sell less well than CHP? Which developer will hold out for you and which will play out earlier new launch buyers?

(you can easily list them out)

3) I think we all would like to know if naked runs in orchard when top?

(Can see some bro salivating...)

Perfect 10 achieved average 3.2k psf ..

canninghill at 3k psf average is a very good deal
