Normanton the developer giving agent how many % commision? Could this be why its selling very well despite its location?

LM is nice if you drive and like standalone private location. Think most ppl worry about is the potential noise problem from the CTE. And selling at $2.8k psf is abit high leh.

Its not messy to me but rather the coffee shops is often crowded with uncles and aunties.
different vibes to different people mah, compared to the other kopitiams i am used to, I would say the ones along upper cross street/chin swee are somewhat more "messy". The rundown part applies more to the hawker center beside OG...

I like the chaos and down to earth vibes there la. And the presence of old ppl means prices are affordable.

I asked the same qn in the other thread. Last month I heard it is quite generous. Not sure if they will increase further if there is a price increase next month. If LM is more generous with commission, maybe it will do better too.

LM location may be better but its in Chinatown, when i walk past at night always see the uncles and beer ladies along the stretch smoking etc, dont like this kind of locale, i wont call it messy but its just not the kind of place i will pay 2k psf for.

If forced to make a choice i will choose ASR over LM, beside the GSW play the most important thing is the sea view in the peak collection, that to me is livability. Buyers pay top dollar to improve quality of life, and one must like the feel and vibe of the enclave. Beyond GSW play there is also an upcoming MRT which may help on connectivity. Most importantly the sales data already affirm the market, ~80% sold in ASR, at 2.4k+ psf volume still moving every week.

i also believe no matter how smart or seasoned we are, the market is never wrong, at least at this point of time.
Nishizhu will tell you launch good doesnt mean resale good. Buy marina one residences at 2k better, huat ah.:o

2.8k psf abit high only? to me its extremely high, i can get a much better project in Riverie, Avenir, Irwell, CHP etc etc. Maybe i have a bad perception of the ah peks smoking and drinking there at night nearby sheng siong, its just too rowdy. If you like more insight can speak to agents, they will tell you its CTE issue and the vibes in the locale, i have nothing against LM just that i am not a fan of their pricing strategy

this i agree but at least at this point of time, market is right. Its like investors saying BABA is undervalued right now trading at 15x PE and tesla is expensive with 300x PE, but regardless of how it perform in future, market is always right at this point of time because its the value assigned by a market which is perfect, unless you tell me one is bigger than the market.

in future how it performs, its another discussion altogether

The $2.8k psf is the premium top floor park facing unit rite? If CTE facing i will say too high also la. And my wife agrees with you on LM's location, thats y we neber get it.

i never reach the stage where i was keen enough to visit the showroom, so not sure of their layout or facing. A few agents were sharing if i'm really keen to get smtg in that area, one pearl bank is better for same price point, factual or no i cant be sure

i will feel abit worried if my partner walks past that hawker stretch at night. You can sense it when a lady walk past and all the tiko peh are drinking and eyes roaming around

Already said before, if LM is going to launch 28xxpsf, it’s gonna set to fail.
It can only move at about 2.1xkpsf.

Tiagong ASR peak collection sea view may be blocked by one of the nearby plot/white site. Think seen somewhere from a video.

You are right, from unblocked may become partial sea view due to white site. But if I am really forced to make a choice, will still take ASR.

I will say landmark will only start moving at 2k psf post CM.

Pre CM already can't move at 2.2k psf in hot seller's market, $100 psf lower unlikely to have effect post CM. Edgeprop also shared LM offering $100k discounting last week, so let's see if there are any caveat at 2.1k psf soon. Competition in that area will be tough with riverie also discounting

Yap, LM 3-4 months not a single sales done yet. Whereas NP like dio gong Tao, even near 2kpsf also got many pple buy :o👍

Well NP is like twin vew, whistler grand, no connectivity and amenities but offer serenity and nice greenery or pandan reservoir view.

Dairy farm also selling well too because livability is there with the greenery, suits people who want peace and quiet and sell well at 1.6-1.7k psf. Just checked DFR already hit 80% sale even with an upcoming substation in masterplan

LM I find it difficulty to identify the positioning. The connectivity and amenities quite good though, it just abit of eveything at very high price point

Just curious, u will go for NP or ASR? Given the recent transacted price, location, surrounding vibes.

Correction lah. Park view, got quite few units sold at $2,4xx and $23,xx.
3 bedder, high floor at $2590.

Can't move unit because the location is facing CTE, mid floor and West sun. $23,xx I think. LOL
Anyway, dont guess, can generate from URA website for info to back one's statement.

this is really hard and not a clear cut choice for me. i will probably still take the peak collection in ASR due to a stronger masterplan in pipeline with GSW and mrt since Reef waterfront units have hit 2.8k psf. But i will probably try to take a floor or unit where orientation has lowest risk of being impacted by white site.

ASR total supply of 1k units also half that of NP, less competition in future when it comes to rental and exit.

Developer branding, UOL win kingsford by miles.
