oh, so the $14xx-15xxpsf quoted was not a calculated or statistic figures by analyst but solely based on self assumptions?

Who needs analyst and how many times they get it right? :D

You go buy and sell a few more rounds u will be more accurate than those anal-lyst and agents.

I agree with you. Clavon is in a mature estate of Clementi and it is doing so well. If we compare to the next launch of One North Eden (www.onenortheden-official.sg), which is launching in Jan 2021, I believe this may outshine Clavon, given the fact of its proximity to One North and Star Vista. Lets check it out.

Clavon if get at 14xx-15xxpsf still quite reasonable, given its proven rental and sales transaction in the nearby vicinity.

think besides 4 and 5 bedder started high 14xx, all the rest started at 15xx, so quite hard to enter at 14xx for Clavon :)

Yea, Someone pm me he got a 2 bedder at mid high floor at 15xxpsf, I congrats him.
I think it’s a reasonable price.

i believe you. but i find it hard to believe that guy whom pm you.
if not his 15xx is 1599, haha technically still correct

on hindsight, 1.092m is bounce out price. thus launch price could be cheaper.. also developer increase price at various stages on day 1.

Quick check on property guru for CLEMENT CANOPY:
16 out of 24 units are 2 bedder listings, so far 6 subsale/resale transacted. Only 1 2bedder transacted so far, 3 of which are 4 bedders.

Foresee more listings in upcoming months since 4 years SSD for first batch of buyers ends Feb/early March 2021.

Seems like whether facing AYE or not is not the main concern, price is still the main deciding factor i guess.

yes i bought 3br compact 958sqft. ard $1640psf

can be ownstay or investment. almost TOP liao then think about it..

next stop, maybe looking at one north eden

If I’m to buy clementi an got bullets, I will also go for 3 bedder or bigger.
The demographics in clementi seems to target more towards family buyers and the kids studying in schools or IHLs there.

yes, that was my consideration also. 3bedder above can either self stay or sell to family later.
also target 3BR compact to reduce quantum so easier for future buyers to stomach
