Clementi is pretty unique, in the sense that the nearby land area are used for public housing. So if one is looking for private housing in Clementi, Clavon or Parc Clematis are as close as it gets.

Don’t think the UOL effect is that great, as there are other brand name developers that had done less well during launch day, even for projects beside the MRT. I guess it boils down to buyers preference of the neighborhood; personally, I prefer the east and central Singapore though.

Think those that bought clavon. Would be interested to hear from them after they have stayed for a few months, the pros and cons

There are many new BTOs in Clementi, so the target market to sell to nearby HDB upgraders is there.

HDB - Peaks, NorthArc U/C. Crest just completed recently. Even have DBSS Trivelis folks.

Volume for Resale condos around Clementi fairly Low tho despite the number of potential upgraders.

TRILINQ > 20 units entered resale out of 755 units till date. (TOP 2017)

CLEMENT CANOPY > 6 units entered resale out of 506 units till date. (TOP 2019).
To be fair, first batch of buyers 4 years SSD will ends Q1 2021. Will we see more listings & transactions next year? Hmmmm

PARC RIVIERA > 25 units entered resale out of 752 units till date. (TOP 2019). First batch of buyers SSD recently over.

PARC CLEM & CLAVON will add on to the supply in the locality and who knows the GLS land next to clavon will launch before CLAVON TOP hence another competitor. On top of TWIN VEW & WHISTLER GRAND.

Clementi upgraders has lotsa choice to choose from.

Clementi very crowded hor

The escalators need mrt staff to control and stop people from going up and down in case of stampede.

Exit A is still packed during peak hours. Need mrt staff to monitor the flow of humans. Of course at mrt platform, it is also packed in morning and evening. Also a lot of monitoring.

The MRT exit towards Clementi Mall is always insanely crowded during peak hours.
