Hi NiShiZhu, thank you for your insights on Clavon. I did consider to buy a 3br on the first day of launch but when came to my turn (queue number 9xx), the cheapest 3br I can chose was at 16xx psf and in the end I gave up.

Immediately my agent tried to promote the upcoming Normanton Park to me. But I did some homework on it and do not think it is a good buy leh. I kind of giving up to buy new launch now, think it is a bit too hot and I am thinking to switch to resale instead....

Should consider the secondary mkt for better value buy.

The most is to spend some money for a good renovation.

If Clavon at 16xxpsf doesn’t appeal to u, I don’t think Normaton Park would, cos I am more inclined towards Clavon than Normaton Park. Maybe u can look at the resale ard Clementi.

Ya, before jumping into resale (if you are not urgent), i think might be worthwhile to
1) wait for One North Eden showflat
2) Drop by Kent Ridge Hill Residences (think still have some 17xxpsf)
3) visits some of the D21 new launches (forett, daintree, verdale etc...)

At least can make a more informed decision.

Wonder what’s the price that owner’s are looking for? Hmmm

Trilinq 1 bedders starts from $769k during launch.

6 years on asking price starts from $835k yet no transaction till now in resale market.

Size of 1 bedder remind me of DAINTREE & JADESCAPE, wonder how these above 500sqft one bedders fair in subsale/resale market. First batch of buyers SSD over next year!

Bigger unit pretty popular in resale market for PARC RIVIERA. In December alone, 3 out of 6 units resold are 4 bedders transacting $1.55-1.6m.

For whole of 2020, 26 units resold in PARC RIVIERA, of which:
> 6, 1 bedders
> 11, 2 bedders
> 3, 3bedders
> 6, 4bedders

This person must be desperate to sell, lower psf than the bigger units in the same development.

Placing it together with both of KINGSFORD projects where resale price is lower than developer launch price.

Both of KINGSFORD current project has owners sold lower than initial STARTING launch price.

KINGSFORD HILLVIEW PEAK, a 1 bedder (549sqft) resale transacted lower than initial launch price.
Launch Unit from developer was from $677k back in 2015...
In April 2020, unit #17-05 was sold for $670k, 1st owner bought it for $700k back in March 2016.

KINGSFORD WATERBAY, a 1 bedder(484sqft) resale was sold cheaper than initial launch price.
Launch unit from developer was $517k back in 2015...
In Jan 2020, unit #03-44 was sold for $510k. First owner bought it for $526k back in April 2015.

Interesting part is the low floor vs the higher floor, the selling price gap is small. The low floor profit margin could possibly be the highest. :s13:

Partially because Parc Riviera enjoyed the lowest land cost, hence lowest psf among the 3 projects

Yup, just interesting Trilinq one bedder not as popular as Parc riviera. 1 resold since TOP as compared to the latter 8 resold.

Trilinq has bigger space, next to Nan Hua, closer to amenities and MRT as compared to Parc Riviera. Hmmmmmm
