To answer your questions, close proximity of the two blocks could be the reason for the low take up rate for 3rm. Another factor could be the price of a 3rm clementi flats can get you a 4rm or even 5rm unit at other non-matured estate.

Both blocks are well positioned in north south facing and therefore there will be no direct sun through your windows. However, #113, #127, #119, #121 will have a gable end of their master bedroom wall exposed to the west sun. But these units will enjoy a magnificient sunset view (went up Clementi Towers a few times) and unblocked view of the upcoming vibrant Jurong Lake District from their yard and master bedroom. #121 & #123 are overlooking the views of bukit timah hill and sungei ulu pandan.

The other units #115, #125, #117, #123 will not be affected by west sun as they are well placed on the right side of the estate. #117 & #119 will be overlooking the west coast, a high floor units might get you a view of the sea. Under the recent revealed masterplan, the empty land on the right is slated for future high rise residential development. Therefore, their views are likely to be affected in future.

Try to site recce the 3 location for yourself and feel the community as each avenue has it own character. I admit that i may be biased but generally, i feel that Clementi Ave 6 is very well kept and clean when i was there a few times, the common facilities are also very well maintained with many upgrading and improvements made over the years.

Always go for better locations if you can/afford.

Put yourself as a future buyer why one, who has the spending to buy a resale would wanna purchase your unit in this particular location.

In the end I selected Gateway 'cos Ridges had no more units to select from.

A warm welcome to our estate!
Ridge only left low floor #02 and #03 units. Anyway, Gateway is also not bad lah... 10-12 mins walk to MRT, plenty of buses to interchange, and we have our own eating house downstairs.

chuan chuan, why you gave up your unit?

many reason, i go back to henderson..

1.my mum likes henderson..

2.maybe i stay henderson too long, got strong feeling, many neighbours and friends are there...

3. i also getting old, henderson more easy way to find foods if i can't walk too long.

4. henderson i found an un block view.. unlike clementi gateway 3room..

5. i found that clementi things prices are more expensive than henderson..

Seems like there are still many 3 rooms (unit 113 and unit 127) left for selection sale of balance. Wonder if the west sun is really that bad in this case?

That is the downside of point block. Either your unit affects by the morning sun or afternoon sun. But i feel the privacy that you get without neighbour walking past your door everyday outweighs the heat problem.
