175 is e best unit if ur talking abt avoiding west sun..

for avoiding west sun, I think should be 187, followed by 185 then 175.

Take note that west sun is not exactly west

We are slightly north of the equator, so during our "summer" time, the sun is north of us. maximum on the 22 Jun at ~23 degrees at sunrise/set.

175 is true North facing, while 185 and 187 are Northeast tilted. Thus, 175 will have both morning and afternoon sun shinning into the room while 185/7 will have much lesser (if not totally avoid) afternoon sun and slightly more morning sun.

Don't know. Asking to see if those didn't choose may return to choose on a latter date. If so, the estimated last queue number may also decrease.

As on the new rule do play apart,also i believe that Clementi being a good location, very little people would want to give up this chance of a new HDB in this area, Moreover a better price than travellis is a good point.

The sun locations are extreme on 22 June and 22 Dec:

I suppose from around 22 Mar to 22 Sep, especially near to 22 June, there will be sun shining into all the rooms the whole day for 312B, while to a lesser effect in the afternoon for 312A and C.

hi, i have been monitoring the queues almost everyday and my q number is 36x.. seems like no chance for me... the good units are all taken up and i not going for low floors... probably i am giving up my q as i think it's not worth it already, esp if i get those stacks that has no views. Reports have been showing COV is dropping and 500k for a 4 rm bto is heavily over priced... my frens got non-matured estate bto for 5 rm at 380k.. this is like 120k cheaper which they can used to top up for a car to facilitate convenience and reno costs.

and im thinking if a big recession really hits europe and implicates the whole world causing property prices to drop i could probably get a resale unit with ultra low COV whilst avoiding the wait of the building stages.

Seriously, I doubt recession in europe would impact cost of HDB, unless it effecting demand of HDB flat which I really doubt.

I do not believe in low COV, which is why HDB has stop posting COV report on its website.

191 still has high floors with view (not too sure though as didn't check it thorough enough) but be ready for the noise from MRT track (hope not at high floors) and traffic along Commonwealth Ave West and Clementi Ave 6.

For the worth, I guess low floors more worth it compare to high floors w/o views or w noise. As someone mentioned, low floors of 185/7 are not bad, have park/garden view.

Non-matured if near MRT (to-be-constructed) is not bad. However, MRT or cars, you pay for your [life] time on transport.

As for recession, no one knows. If you are sure, put your money into correct places "Locking" money into HDB for 3+5=8 years could be a good idea. Also, how does Europe economy relate to us? Are they competing or complementing us? If former, wouldn't it be good for us if they have recession? Money still needs to flow/park somewhere else?

Although COV may be dropping, as long as it is +ve, prices are still increasing. And it is still a seller market. Also, if consider the common saying that property is about location, location and location, then I think Clementi Ridges has this.

My recent realization of the 3+5=8 years wait before able to invest in private residential property makes me think that for young couple who intend to get HDB, better start this 8-year wait early so that you can do private residential property investments earlier. Also, beware that for those who haven't gotten a HDB flat, the day you buy a private residential virtually means that you kinda of given up getting a HDB flat.

Most of the peeps are using CPF to pay for the house. So if you mean the savings of 120k can use to get other stuff would means have to wait til retirement??

interesting how trivelis TOP is in 2015, while CR is 2017. I think CR estimate might be too conservative.
