I'm epecting ec income ceiling to be raised very very soon. Land price for upcoming tenet and bukit batok ec was bought substantially higher then copen. Avg price for tenet maybe 1.4k psf? Harder and harder to upgrade from hdb with the rising prices and stricter loan regulations. Even with rising interest rates, nobody seems to care.
Agree, incoming ceiling will increase. Even without it be increased,

Was at shopping mall today… car loan interest rate is 1.98%.. no wonder demand for automobiles are still strong

Really hate this kind of agents… don’t know what they are talking about… they are neither economy nor banking experts … Govts, economists all pointing towards interest rates going up.. why the hell they give buyers such fantasy hope

hahahaha, not now. They are saying mid to end 2023. I find property agents really easy to do in Singapore, when interest rate comes down, they will say it is better to buy now as mortage is so cheap nowadays. When interest rate rises, usually due to high CPI, they will say the property is the best to fight inflation and high interest rate is not sustainable. Compounded by limited land supply in Singapore (an unique selling point for Singapore property), etc.
It is true that property price has gone up in general over past how many years, so it is easy to make that kinda argument.

Interest rate will continue to be high through 2024 dude… that’s why it’s important to also speak with a property broker and the banks’ mortgage loan experts.. they will tell u facts

DPS is around say 3% more. Base on current interest, you do max loan, I think it will be almost the same as bank interest. Depend on how long they need to TOP.

Ec income ceiling will increase but I don't think it will be in the near future. I seriously doubt that our govt wants to make ec price shoot further north at this point of time when they are trying to cool the market

Maybe in 3-4 years time when the recession has run its course then maybe the ceiling will be increased

Definitely possible that the raising of ceiling may only happen in a few years time. However, given the rate of new launch ec price increase, the pressure will just keep compounding after each project launch and govt may have to intervene at some point.

The govt don't need to do anything mah, if the price is too high then the ECs won't sell but that is a problem for the developers, not the govt. The govt could care less if developers can't sell their EC. The money already in govt's pockets when developers paid for the land.

Agree. They may even secretly hope that developers cannot sell, so they can keep the ABSD remission. Why would they do anything to help developers to sell anyway, especially when they are trying to cool the market.

The main objective of the govt is to keep public housing affordable, meaning HDBs. ECs are considered a luxury so its not their priority or interest to intervene.

Raising the ceiling will just encourage more aggressive bidding by developers and cause a vicious cycle of overpriced ECs. Leaving it alone is the best way for prices to regulate themselves.

Exactly! Govt main priority is to cool the market, especially resale hdb. Why would they increase the ceiling income at this time? It doesn't make any sense.

hahaha I feel we are slowly acclimating to the new housing prices.

Government/ Developers/ Agents doing a good job.
Just not too long ago people were saying EC will never go beyond $1000 psf.

Look at how much this EC is and how many people are balloting for it.

It's quite obvious there are plenty of folks rich enough to afford it.

Guess what should happen if there is too much $$ in the economy?
