Most are dual income, so only 250k each. 150k in CPF OA, 100k in cash. Many many Singaporeans can achieve this
But I guessed is to achieve this without disrupting your life style and still feel bullish after having to fork out that much . I feel is not easy.

Layout for the 3br looks more thoughtful than North Gaia. They made do without the study area..that extra psf goes to dry kitchen and service yard to hang clothes
the distance between sofa to tv wall is only 2600mm, very narrow. showflat didnt include tv console if u notice.

yup no tv console and no coffee table.. duno enough space for L shape sofa anot too..

the dry kitchen didnt take up extra psf i believe, only added the cabinet and oven. Study is more useful than service yard though, now a lot of hybrid working

Ya, agree.. I prefer study too. the 3 room lacks private space for working at home.

That CG 3br layout is 94 sqm, the NG 3br layouts with study are 99 sqm.

Once you've stayed in a unit with a study room, you will then realise how important it is. No need to waste one whole precious room to convert it to a study room. I now find it hard to live in a unit without one. Best unit in any development is 3Bed+1Study

Agree with you on this point, I’m one of them in the BTO and school development was supposed to be built. Now 5 years and the plot of land for school is still empty 😅

considering the Copen Grand EC but hesitating for my kids considering the convenience and chances of getting into a school. Inconvenience might outweigh the profitability from a first timer seller by then…
the next Tengah Plantation Loop EC would be best choice for P1-going kids since it is just a stone's throw from Princess Elizabeth PS and Jurong PS.

Looks not bad, near existing primary schools and near to 1 MRT. Only consideration is near the expressway.

Balcony + AC ledgers + RC ledgers areas = looks as big as the living room area.

With the existing MSR 30% and a capped incoming ceiling of $16k, they expect alot of rich kia to upfront downpayment >500k in cash for 4Bedder onward?

the PSF is $1300+ and upward, the price is quite high for immature estate, buyers have to look at long term.
500k downpayment when income ceiling is 16k. Means they must save their celery for 30 months and eat grass to afford. :s12:

Integrated dishwasher under/beside the sink 😊. Need access to water point.

If not enough countertop space, I would sacrifice the air fryer, and stop eating fried/air-fried food. Healthier meals also haha
Are u an agent or from mcl? Do people really engage agent for ec instead of simply walk in and assigned an agent?

Good luck getting into Princess Elizabeth… It’s one of the most oversubscribed schools for 2C in Singapore… like 4-6x oversubscribed

Have some unexpected spare time today so went showflat again during afternoon. Not so crowded anymore, and they increase the showflat viewing slots to 45 mins. So good time to go for those who want to.

The tentage (where agents sit down and discuss with clients) also not as packed with people as last saturday. Saw some tables occupied only by agents chit-chatting amongst themselves. My agent said seems like interest died down quite a bit and kind of below expectations. Looks like no need to rush in for CG as prices unlikely to increase anytime soon.

I’m neither an agent nor from MCL. Just sharing my observations & experience from my past purchase & investment experience & conversations with diff buyers.

Regarding kitchen size, older generation prefer big kitchen space & gas stove which can “wok hei”.

But younger generation generally prefer induction because it is easier to maintain and take up less space. Younger generation are also more keen to explore modern cooking equipments which take up less space.

Units with smaller kitchen size for 2b & 3b are more in demand and are usually snapped up first before the units with larger kitchen size + yard + storeroom. Main reason is quantum and these “luxuries” are not really valued by quantum constrained buyers.

2b, 3b & 4b Units below 1400psf will likely be quickly snapped up.

We can get a hint from the number of ballots placed.
