Did anyone address the elephant in the room so far? What will happen to local retail with RTS?

So far anyone talk about this?

All the talk and hype over RTS so positive, like last time china one belt one road say until as though it is the best deal in entire history of humanity.

But what will happen to local retailers with RTS? Will jhk travel to singapore to spend here when they can spend cheaper back in jiuhu?
Can do self study for retail f and b in shenzhen to hongkong.. Good for references uses.

The following scenarios are likely to happen :

1. All the jhk will take RTS morning here to work and then take train back at evening, causing a sudden surge of avail hdb flats for rental in the market.

2. All the jhk working and living here will travel back to shop and makan.

3. All the gian png sinkies will also travel there to shop and makan.

From above, can clearly see there will be a sudden drop of HDB rentals to rock bottom level. Retail and f&b will be dead. Landlords and business owners, Song boh ? See MP also no use, nothing much they can help, u die your own biz.
Your scenario too doomsday liao lah. Likely there will be some impact but won't be so dire. Because there is a limit to how many the train can service during peak hours. Anyway many of those who daily commute are riding motorcycles as well. So likely those who take bus daily to sg might take the RTS now. So not all the jh will wanna do daily commute looking at the huge numbers already commuting daily.

no matter how cheap, would you even travel from say woodlands to tampines or vice versa for these things? savings is the most a few hundred per month, how many would waste the precious time and energy to save that?

that said, those who have time will trade it for money, while those who have money will trade it for time.

Market is dynamic.

When more sinkes and foreigners residing here go to JB to shop and dine and consume services, prices there will rise while prices here will drop.

It might not be immediate bcos of the tiong businesses chionging here to take up space given up.

But can already see more and more vacant space and hawkers, while still refusing to lower price, giving bigger portions to fight their competitors.

When the 2nd Link was announced, there was a lot of doom and gloom predicted.

But happened, the traffic jams got even worse.

Sg retail still survived and flourished during the Covid years.

Just drink more Elephant Coffee, it is cheaper than Kopi Luak.

History will judge SG decision on RTS, HSR, SEZ with the harshest condemnation.

Expect the SG retail sector to dwindle in the long term. Property market, hard to say. Limited land, prices may still just go up but that is not because of our prosperity because purely because of our lack of land for future massive long term development unless they want to tear down entire new towns and rebuild them again in a different way.

There is no reason for MNCs to open office and employ people in SG because all of them are employing foreigners in SG and paying them SGD. These MNCs can cut cost if they relocate to those respective countries, employ the same foreigners and pay them their local currencies. But for the time being, MNCs ownself create rubbish for themselves and then blame SG for being too expensive in terms of manpower cost. Who in the first place employing all those foreigners and pay them fat salaries ? MNCs themselves.

End of the day, SG and Singaporeans are completely screwed to the max. Too bad 65% of the people are hopeless and daft.

The 65% see themselves as winners. They wear white so they can't be wong.

The question is, if foreigners can get high salaries from company A in Singapore, why do they want to accept low salaries from the same company in their own countries?

Most of these foreigners will eventually leave Singapore and back to their own countries. But when that happens, they won't work for that company anymore. That is, by then, they will no longer actively seek employment.

This is the reason many MNCs do not really do anything in Malaysia. They have offices there, but with negligible output. Because qualified employees consider foreign countries as their first choice.

Those who do produce substantial output in Malaysia are also hiring foreigners - foreigners from even lower salary countries.
