Did anyone address the elephant in the room so far? What will happen to local retail with RTS?

RTS benefits more to msia than to Sg~ more singaporeans will go over to JB to spend while more Malaysians will come over to work~

JHKs will go back to JB to stay instead of renting here~

service line, salon, massage, manicure, pedicure, spa are ⅓ to ½ price there~ groceries not so much as nearby bukit chagar station dun have big supermarket yet~ jaya gocer at R&F mall still a distance away for walking~

With more singaporeans spending at JB, it means they would spend lesser in SG~

From Google, Singaporean tourists spent approximately 19.5 billion Malaysian ringgit (MYR) in Malaysia that's higher than pre-covid period~ :s22:

SG's trade is more than 3 times our gdp.

Whatever spending will hopefully be dwarfed by the output of the businesses that will be able to set up in SG after the SEZ.

All the talk and hype over RTS so positive, like last time china one belt one road say until as though it is the best deal in entire history of humanity.

But what will happen to local retailers with RTS? Will jhk travel to singapore to spend here when they can spend cheaper back in jiuhu?
For our sme’s it’s siaoliao. For gov they don’t care cos they will use voucher to try to boost local spend only once twice a yr. Caipng n time sensitive thgs are inflexible demand so should be ok as long as there r work r work ppl. If everyone wfh then really will jialat

Think won't be surprised before it happened is tell people won't affect. But after it happened is tell people there are external factors involved which is beyond the control. So, LLST. Is take people for fools, sold out people and the people still help count money. :s22:

Think if the difference is not much, probably more tend won't bother. But if the difference is alot, more would be bothered to make the effort for greater savings and stretching the dollar.

Should be fine. RTS’s goal is to make it easier for jhk daily crossers to COME IN (and support the lower end of the job scale). When they come in naturally retail will follow.

The following scenarios are likely to happen :

1. All the jhk will take RTS morning here to work and then take train back at evening, causing a sudden surge of avail hdb flats for rental in the market.

2. All the jhk working and living here will travel back to shop and makan.

3. All the gian png sinkies will also travel there to shop and makan.

From above, can clearly see there will be a sudden drop of HDB rentals to rock bottom level. Retail and f&b will be dead. Landlords and business owners, Song boh ? See MP also no use, nothing much they can help, u die your own biz.

Relax.
Causeway Point in Woodlands may have initial slightly less shoppers. But not anything serious.

SG population is 5.9 million.
More than enough to go around.

High end shoppers will always go to Orchard Road when they want to buy high end things.

Everyone will go back to taking buses if the train fare is more than $2. Bus only RM2.60/$2.40
If they can make the process of chopping passport seamless, no queue, just like the way we change mrt interchanges for eg DT line to TE line, then most won’t mind paying more.
