Only two bids. But the winning bid is still 1350 which is at the higher level estimate by property analysts

Yes, developers are still hungry for land. But not many have the power to pay $1.3bn just for the land.

There are more developers bidding for the smaller (but attractive) Pine Grove GLS.

seems like the winning psf for both land parcels quite consistent

Singhayi wouldnt have bid so high if they know not many would be bidding for this due to high quantum. They have paid 20% over the other bid. Could have got this cheaper if they estimated like you.
I think what happened was even Singhayi must have expected more competition than just the one other bid. That's why their bid is agressive.

I believe the developers arent as confident to play with 1Bn+ bets in this high priced market. They are okay to place 500m+ projects.

I’m surprised CDL didn’t bid higher to defend this area given that they won Jln Tembusu at 1302 psf ppr.

The maximum building height of SHD 64m & 3.0 plot ratio mean that the blocks will be close to each other & could be cramp.

How’s singhaiyi’s developments? I have not seen Parc Clematis showflat.

Gazania and lilium I didn’t even bother to see the pictures …

Must be selling well for them to make such a bid that is 20% over the next bid as I've heard? Lol

Construction cost expensive? More like inflation due to these dumb developers.

Wasn't it the case that they overpaid for Gazania and Lillium Enbloc too? If not for Covid they wouldn't be able to sell these two too.
