Pine Grove will be a much nicer development with a height control of 150m SHD and a Gross Plot Ratio of 2.1.

Also located in a nice residential neighbourhood, and a city-fringe location, just a bit outside of RCR.

If I have to choose between the 2 for own-stay , I will choose Pine Grove.

Some may say that there could be a CRL station, but I think more likely along Clementi Road outside Maju Camp area. Pine Grove will not be walking distance from this new CRL station which is still 15-20 years from completion.

Most Pine Grove buyers will likely drive so lack of MRT should not be an issue.

Actually i am curious to know how full the carparks of the upcoming TOP condos are.

Haha many wealthy Singaporeans around. That’s what I’ve figured out after looking at lots of real estate in sg in the past few years

Dunman Site developer get a good deal. Just 50 bucks psf ppr and get a site next to MRT..

Why keep on saying overpaid..ura value Dunman location better than pine grove
The fact that they could have won the site at $1.1b instead of 1.238b and save $138m means they overpaid.

They could have purchased the site at $1,150psf ppr and by all means sell at $2,500psf next year if the market is still willing to pay that.

With the $138m they could purchase Jensen mansion and redevelop a few more botique developments.

Who knows next year the market shows that all of them overpaid? Possible if you are benchmarking one reckless land bid with another reckless one.

Of course it could turn out that they underpaid as we know by now that recessions/ higher interests rate lead to higher demand for singapore property:).

How’s singhaiyi’s developments? I have not seen Parc Clematis showflat.

Gazania and lilium I didn’t even bother to see the pictures …

Singhaiyi's surprisingly finishings quite good.
The most recent MOP project - The Vales, if you are looking in the market go take a look at all the D19 resale projects around the same age, The Vales still look relatively new (the facade), the interiors condition also quite good for most homeowners, the tiles are the bigger 800x800 I think, the finishings feels higher end in my opinion.

Same for citylife, can go google, someone wrote on stackedhome before on citylife.

I am not sure many potential buyers will rather wait for a “famous” Tiong developer’s Dunman launch ? I will not wait but buy Liv@MB now instead.

Developer is BS and got the land at 5% lower than Dunman plot. While the projects might be looking at each other from afar, Liv is at a much more prestige enclave with spacious 20/80 build-ratio (Dunman will be packed like sardine with its height restrictions).

MRT - The furthest block of Liv is 350m from mrt. The furthest block of Dunman is likely 300m from mrt. Same, same. No ?

2nd bidder was consortium consistng of Intrepid Investment, CDL Constellation, Garden Estates, TID Residential.

not any tom dick harry bidding for fun.
