Wait for dunman to purchase leasehold at freehold thiam siew price? Lol.

Anyway we wait for next year and see. So exciting...

2nd bidder was consortium consistng of Intrepid Investment, CDL Constellation, Garden Estates, TID Residential.

not any tom dick harry bidding for fun.
every one has his own calculations and judgment.. there is no right or wrong in bidding prices. Like Pine Grove win by 800 bucks haha

I am not sure many potential buyers will rather wait for a “famous” Tiong developer’s Dunman launch ? I will not wait but buy Liv@MB now instead.

Developer is BS and got the land at 5% lower than Dunman plot. While the projects might be looking at each other from afar, Liv is at a much more prestige enclave with spacious 20/80 build-ratio (Dunman will be packed like sardine with its height restrictions).

MRT - The furthest block of Liv is 350m from mrt. The furthest block of Dunman is likely 300m from mrt. Same, same. No ?
i agree --Liv is at a much more prestige enclave.
But market, eating place,, Dunman is better. LIV at MB buyers can take grab and drive.. no issue.

I think once price exceed a certain psf or quantum, the presence of wet market, hawker centre, coffee shop etc matter a lot less as the buyers can easily afford to drive or take grab.

Fun fact - Most expats and also a significant portion of locals are not interested in being near wet market, coffee shop & Hawker centres. The amenities that appeal to expats vary differently from that which appeal to certain segments of Singaporeans !

Fun fact - Most expats and also a significant portion of locals are not interested in being near wet market, coffee shop & Hawker centres. The amenities that appeal to expats vary differently from that which appeal to certain segments of Singaporeans !
In fact many Singaporean friends I know have their own coffee machine at home, and do not like to eat at Hawker centres/kopitiam often as they perceive the food to be unhealthy.

This is a significant factor to consider when buy or rent.
Even a few bus stop to MRT takes 20 mins at least a trip.

Wait. People who can't/don't want to pay for grab and only like to MRT(either not rich or furgal types) are okay to pay 2.4k to 2.5k psf for housing? Who are these people?

Pine Grove….110……1,300……890…just sold.
All in $ /sf.
