I live along Clementi Ave 1. Sharing my commuting experiences:
The school hours traffic is ridiculous due to Nan Hua High and NUS High.
Then there's an insane tailback from the main road (Commonwealth Avenue West) during the morning and evening peak hours.
Then on weekends, there's widespread illegal parking chocking up the road during the Church Mass.
Once ELTA comes on board the traffic situation would be even worse.
If you drive, Clementi is one of the worst place you can stay in. I literally walk to Clem Central / MRT also faster than driving. Not joking.
i only know Parktown upcoming but i dont like integrated development. I am also not eligible for Aurelle.
i like Clementi because next time Clementi MRT station will be interchange (although both lines still travel to the East)
What else to buy in the East?
Unless you live at the HDB blocks closer to the front of the road along the MRT track cos got direct ramp towards Clementi Central, the condos along Ave 1 (Clavon, ELTA, Clement Canopy) is too near to the AYE, and is not within walkable distance to the MRT by any means no matter how much the property agent want to smoke you. There's only 1 bus service along Ave 1 (189), and the frequency is quite terrible. The bus is also frequently crowded on weekdays (due to Nan Hua High/NUS High/NUS U-Town students), and on weekends due to the Church Mass.
Most people who stay along Ave 1 usually just end up crossing the main road and take bus, 2 stops down to Dover MRT in the morning. It is far less crowded there than Clementi MRT.
We're talking about 3 condos + 2 high-rise HDB (Clementi Peaks + Casa Clementi) + 2 schools (Nan Hua High + NUS High) + 1 Church served by one tiny road and one pathetic bus service.
I currently live at Clementi Peaks nearer to the main road and i was looking at the condos along Ave 1 after my MOP lah, but honestly i feel like shelling out so much for a downgrade in walkablity to the MRT and the main road seems abit not worth it.
The condos along Clementi Ave 1 is a good location, if you're intending to buy for investment to rent out to NUS students. Living in it not so much.
