Which state you fancy?

i only know Parktown upcoming but i dont like integrated development. I am also not eligible for Aurelle.

i like Clementi because next time Clementi MRT station will be interchange (although both lines still travel to the East)

What else to buy in the East?

Went to see ELTA over the weekend and have some thoughts about it.

First don't know why developer dont want to commit the distance to famous primary schools these days. I am having some doubts with regards to Nan Hua Pri in particular.

Second ELTA owners will be super pampered as they are going to have a shuttle bus going Clementi MRT station.

Third, Clementi MRT being an interchange in a few years will be a game changer as it links all the way to East side and all the way to airport. No more expensive grabs or petrol taking a car to fly overseas.

Last plot of land in Clementi liao and hence going to be the newest projects in this area.

My heart and hands are itchy!

Clavon is nearer to NHP, but no 1km. ELTA Confirm no 1km to NHP.
Nan Hua is confirm out of 1km for Elta bah... the trio of condos along Ave 1 all out of 1km

re shuttle bus, i thought usually after the first year, they will decide whether to keep the bus during AGM? Heard from my friends staying in Parc Clematis, they have a shuttle bus to MRT now but likely will be cut after first AGM

All this shuttle bus services is being paid out of your MCST charges. like what Marshie mentioned, it will come up for vote during the first AGM where the residents will need to decide whether to continue the service which may trigger an increase in MCST fees. However, the congestion at Clementi Station is very real which may result in service delays especially during peak hours.

That place is a melting pot for all the shuttle bus coming from not only Clementi Condos but all the West Coast condos as well. Possibly things may ease off after the Cross Island Line is up and running in 2032 whereby West Coast condos will divert to a station there instead.

Nowadays condo developers very smart. The car park ratio is less than 1. So there will be owners who will vote for shuttle service. Hence, it fits in line with govt's vision of car-lite, developer's lower cost (less car lots to be built), provide jobs (shuttle bus drivers) all at the expense of the owners

Most of the West Coast condos (except those near West Coast Macs) are within 1km to Nanhua. The competition for places within 1km is very high liao.

Indeed, the bus drop-off outside Clementi MRT is crazy... soooo many shuttle buses :ROFLMAO: anyway heard from my friend, the shuttle bus at Parc Clematis also very full, need to go queue at least 10 mins before scheduled time during peak hours. 10 mins... can walk from PC to Clementi MRT liao lor

Surrounding Nan Hua, there is already a trio of condos namely Regent Park, The Trilinq and Parc Clematis and all 3 of them are within 1km from both Nan Hua and Qifa (I supposed Qifa is the other popular primary school in the area that you referred to in your post). Then like Jeff gor gor mentioned, on the other side of AYE along West Coast, plenty of condos within 1km of both schools too.

Haven't counted in all the HDBs in the area that are also within 1km of both schools

That is if you want to use the cross island line to travel upwards to AMK then to Serangoon / Hougang then to Pasir Ris and Airport. How often does 80-90% of people who stay in Clementi will need to go to those areas on a daily basis?

Most will still use the EW line and at most transfer at Buona Vista to Circle Line.

The new population in Tengah is yet to peak and JE -> Clementi MRT station will be packed like sardines. Clementi as it is already very packed during peak hours.

They got shuttle bus? Most condos I seen like Monterey Park and a few others like Carabelle only offer mini bus. PC is such a big development and tall buildings. No wonder all waiting for 154/201 outside.

PC is on the other side of Clementi Ave 6 almost beside the primary school. The other 3 (Canopy, Clavon, ELTA) are on the other side nearer to Nanhua SECONDARY which isn't affiliated to NHPS.

In the first place, are you looking to try NHPS on Phase 2C? or 2A?

Later go ELTA showflat and kaypo kaypo a bit since so near my place.. Get some renovation ideas for my future winter palace. LOL!!!

certain projects are full of ATs and certain projects have beri poor security. Better to buy those under local developers. And all these beside AYE r dusty and noisy.

The school hours traffic is ridiculous due to Nan Hua High and NUS High.
Then there's an insane tailback from the main road (Commonwealth Avenue West) during the morning and evening peak hours.
Then on weekends, there's widespread illegal parking chocking up the road during the Church Mass.
Once ELTA comes on board the traffic situation would be even worse.

If you drive, Clementi is one of the worst place you can stay in. I literally walk to Clem Central / MRT also faster than driving. Not joking.

Unless you live at the HDB blocks closer to the front of the road along the MRT track cos got direct ramp towards Clementi Central, the condos along Ave 1 (Clavon, ELTA, Clement Canopy) is too near to the AYE, and is not within walkable distance to the MRT by any means no matter how much the property agent want to smoke you. There's only 1 bus service along Ave 1 (189), and the frequency is quite terrible. The bus is also frequently crowded on weekdays (due to Nan Hua High/NUS High/NUS U-Town students), and on weekends due to the Church Mass.

Most people who stay along Ave 1 usually just end up crossing the main road and take bus, 2 stops down to Dover MRT in the morning. It is far less crowded there than Clementi MRT.

We're talking about 3 condos + 2 high-rise HDB (Clementi Peaks + Casa Clementi) + 2 schools (Nan Hua High + NUS High) + 1 Church served by one tiny road and one pathetic bus service.

I currently live at Clementi Peaks nearer to the main road and i was looking at the condos along Ave 1 after my MOP lah, but honestly i feel like shelling out so much for a downgrade in walkablity to the MRT and the main road seems abit not worth it.

The condos along Clementi Ave 1 is a good location, if you're intending to buy for investment to rent out to NUS students. Living in it not so much.

Buy the upcoming new launch condo at Margaret Drive lor.. also along Commonwealth Avenue and literally mins to Queenstown MRT. Right next door to QPS and park connector where you can cycle all the way down to MBS :love:

Plus the scarcity of F&B options. Before Clementi Peaks was completed, there was only 1 which is at Casa Clementi.

So basically you need to GrabFood / FoodPanda in or GrabMart / RedMart deliveries. Or take that 189 / walk to Clementi Central to get your supplies

Got a feeling the agent trying to smoke u. NHPS is definitely out. If you are considering Elta for school I rather buy Pinetree Hill, at least guarantee 1 km to Henry Park. Less competition with other condo but longer distance to nearest town center. NHPS within 1 km also need balloting.

Eh i dont agree on this. Dont talk about history

Now at ave one, already got 2 kopitiams and a supermarket. I never find a problem at all.

Where by ave 6 condos, at the moment got nothing. Unless walk to clementi central or cross bridge to west coast newest

I have a different driving experience from you. I'm living at Clementi Ave 1 too. I drive in and out of Ave 1 many times a day, at different hours. Peak and non peak.

There was only ONE time (last week) that I encountered a jam along Ave 1 towards Clementi Road. It was due to an idiot holding up the road during school dismal time (Monday 6pm) by letting car after car turn right out of NUS High. A horn did the trick, and traffic started moving again. Ave 1 towards Commonwealth had no jam.

I send my kids to school twice every morning (different timing), I usually drive back entering from Commonwealth Ave W during NHS drop off time. Yes, there will be a queue to enter Ave 1. But it isn't bad at all. It's only bad if you take the left most lane on Commonwealth Ave W and get stuck behind the bus before turning in. Instead, it will be smoother and quicker by taking the 2nd left most lane, then filter in after the bus stop. Once into AVE 1, those doing drop off will keep to the left, so the right lane is generally free and smooth. No jam.

I also drive out on Sunday mornings. Yes there will be some cars parked outside the church. But it does not affect traffic as that part is the quiet side of Clementi Ave 1. I never encountered a jam on Sunday. Once a while, there will be long trailers parked there too, I guess from ELTA. No jam. School pick up and drop off takes up only a small % of time during a day. Other than those times, AVE 1 is quiet.

I was concerned about the increase in traffic when Clavon was about to TOP. But I did not encounter any difference in terms of traffic after its TOP. Actually I was surprised to see the number of empty lots in Clavon and Clement Canopy at night. So ELTA developer is right to decrease the number of parking lots.

Personally, I like living at the "quieter" side of Ave 1, away from the main road. Distance to MRT is no issue as there are shuttle buses. AYE noise is a drawback, but we barely hear it when ziptrak is down and windows closed. And by living beside AYE, it means more convenience driving anywhere. We chose Ave 1 condos due to the to the nearness to the various tertiary schools as my kids are at that age. Overall, very satisfied living here. We hope to live here till our kids finish tertiary education.
