i didnt advertise on fb, just carousell and other sites. then i had these "chinese" people keep whatsapp me
always claim to be one person looking to rent an entire house, saying their husband/wife/kid/worker/assistant will move in later :unsure: always same story
but when you ask them to come down to view, they can never confirm :confused:
assumed they are from the same syndicate, cos a couple of times, while it is a different number, it had the same profile pic as the previous enquirer and their story is always the same..
encountered at least 4 to 5 times from this group..
Or he claimed he is looking for his workers etc.
When asked to view keep quiet.

So what's their agenda or game plan if not coming to view the room??
One joker tried his luck. Gave all sorts of reasons & asked me to help click link to do survey via HP.
After many failed attempts, he blocked me.

Before that, he submitted official related doc to his HR and shared to me. Stating length of stay, my address, monthly rental on his company letterhead. I am all ready to welcome him over for the rental stay.

all these ding dong for near 3 weeks. I gave up in the end.

Yes, the commission to the agent is to reduce all these mental hassle, time, effort to filter etc.
The agent will also provide the their contract agreement which you can "re-use" for the 2nd year if you find the tenant is ok and want to extend, or use the template for new tenants.

Never regretted using the agent for my mum's side and worth the 1 month commission.

I got influenced by a buddy who shared that she got 4 tenants over the years doing so by herself. She encourages me to follow as well.

Luck is definitely also 1 of the factor.
Stating your preferences clearly will push your luck towards the positive range

You have to state your requirements on FB or to agent right from the beginning
eg. Must be female/male, no cooking, no aircon during day, no WFH, must be chinese race from sg or malaysia , include wifi, electricity and water etc etc
Of course if you can accept other races and nationality, just indicate upfront as a form of filter. Whatever you can offer or don't allow, need to state clearly from the beginning

Proper agents have all these checklist ready and they will ask all the above and more, before they post on their respective rent portals.
