dont see how this is a good sell now

freehold or not, its way too far from transport

daintree equally bad

the creek, terrene are all stuck with u

high oak will en bloc first

basically everything in that area is low rise, super cluttered... i dunno whats the appeal.

got rental? not sure now and for the next 5-10yrs given how many units there are.

still havent even taken into account supply from linq, kismis, the 2 mayfairs....

Used to stay in Goodluck Garden (which is now Forett). My 2c on living there for many years, for what it's worth.

No one really walks to the MRT station from there. Most will take service 173, 77 and 41 and it is 3 bus stops away. You also have to factor in the walk within the development - it is a big site, as well as the walk from the bus stop to the MRT (not directly linked to the station. You still need to either cross the road to Toh Yi side or walk 240m to Cheong Chin Nam entrance).

You can also forget about rental yield in that area for various reasons already mentioned by others. There is also an upcoming GLS site at Jln Anak Bukit which will be directly linked to BW MRT. If you don't care about condo facilities and just want to live near Pei Hwa , nearer to the MRT or nearer to F&B outlets, tenants can also choose from plenty of HDB flats at Toh Yi at only $2k+ for a 4rm flat. BW MRT and food centre+market at your doorstep and Cheong Chin Nam just across the road.

Also just FYI in case it matters to you, Forett is under Jurong GRC, not Holland Bt Timah GRC. Toh Tuck Road is the electoral boundary that splits Jurong GRC and HBT GRC. Toh Tuck is really not Bukit Timah, but those staying there in the area will say they live in Bukit Timah - whatever makes you feel better, but we all know Bt Timah really starts at Dunearn Rd.

Living there was great - Goodluck Garden was a relatively low density development with lots of open and communal space, but unfortunately was starting to show its age. Not sure if Forett will be the same, but seems like Singaporeans like to be able to look into their neighbour's master bedroom and be close enough to greet them these days, so this development might still be popular.

Also not sure about the name. Supposed to be a play on the French word for Forest, but sounds more like a Chinese developer who cannot pronounce forest. Also sounds like "ferret" to me :s13:

Hard truths.

Agree with alot of it because I had a friend who stayed in Goodluck Gardens, it was the butt of a couple of tasteless joke back then.

Let's just say if Daintree and Forett were the last condos left in SG, I will buy Daintree.

Daintree sold another 11 units this wk from URA website. Think ~60% sold already. Total 41 units sold so far in July and by current rate seems likely to hit 50 units sold by end of July? Seems like announcement of Jalan Anak bukit site + Forett launch is propping up Daintree sales?

Daintree buyers probably bought for own stay since most transacted are 2 bedders and above.
The 1 & 1+Study so far Moved 6 out of 22 units since July 2018.
Early buyers bought at a premium tho. SAME STACK ANALYSIS:

>#02-64 1 bedder (538sqft) sold for $929 100 back in July 2018.
While #04-64 sold for $916 900 in June 2020.
$12 200 GAP. Higher floor cheaper.

>#05-51 1+Study (560sqft) sold for $1.093m back in July 2018.
While #04-51 sold for $1.009m in June 2020.
$84k GAP.

As comparison, Margaret Drive GLS acquired in Dec 2016. Margaret Ville Launched in June 2018 has sold out all 309 units as of June 2020.

> Similar period of GLS
> Launch mid 2018.
> similar number of dwellings

Daintree land acquired April 2017.
