Yeah Margaret Ville is a great project for investment/rental (and these tend to sell out quickly e.g. the M) but not great for ownstay. You’re right that Daintree buyers are looking more for ownstay/liveability especially with the long stretch of food nearby & top schools further down B.Timah and not focusing much on rental demand. Key question here is which property will likely see more % capital appreciation 5-10yrs down? Noted that Margaret Ville sold for avg psf ~1.9k vs Daintree @ ~1.6k psf

Daintree buyers probably bought for own stay since most transacted are 2 bedders and above.
The 1 & 1+Study so far Moved 6 out of 22 units since July 2018.
Early buyers bought at a premium tho. SAME STACK ANALYSIS:

>#02-64 1 bedder (538sqft) sold for $929 100 back in July 2018.
While #04-64 sold for $916 900 in June 2020.
$12 200 GAP. Higher floor cheaper.

>#05-51 1+Study (560sqft) sold for $1.093m back in July 2018.
While #04-51 sold for $1.009m in June 2020.
$84k GAP.

Gd data points. Early buyers will be kicking themselves. So given the recent demand, would u say that Daintree is fairly priced at current lvls?

Furthest condo from Queenstown Mrt, tenants would rather pick Commonwealth Towers, Queens Peak and Stirling Residences. Furthermore, the high maintenance fee in Margaret Ville means it would eat into potential rental yield. Also, boutique developments are a no no to me. Margaret Ville sold out simply because it was launched at the right time, before cooling measures during the property boom. Definitely not advisable to buy into Margaret Ville. Get Stirling Residences, best condo in Singapore :D

Stirling Res is good but only if u under below 18xxpsf.. and at the early stage, Blk 25 best.

Ya agree above 1900psf is not da best already. Anyway, I was just joking. Buying decision should be made by oneself :)

Daintree sold another 11 units this wk from URA website. Think ~60% sold already. Total 41 units sold so far in July and by current rate seems likely to hit 50 units sold by end of July? Seems like announcement of Jalan Anak bukit site + Forett launch is propping up Daintree sales?

Daintree has such a long driveway at the entrance. Really is waste land and space. Developer not creative at all.

Price is expensive. Not even 3.5/5. More like 2.5/5 and that's a passing grade still.

I thought a nice drop off space would be good as it gives others a good first impression of the condo.

Road is not a conducive space. It will also be dangerous when a child run across and get knocked down.

Of course people will tell you developers have so much luxury space to build that they decided to make one whole stretch of road.

LOL this must be the silliest comment I’ve heard in a long time hahaha! Might as well say Swimming pool don’t build too deep because children may drown, building don’t build too high because lightning may strike...

The swimming pool part is a real concern, new projects swimming pool depth is only 1.2m

there is always a reason for everything.. they cant have any deeper than 1.2M cos there is no lifeguard.. so its also part of the safety regulation that the dev need to fulfill.. why would you want deeper than 1.2m anyway?just curious..

Some condos have 1.7m deep pool without the need for lifeguards..
