I have my doubts after seeing the sales of the nearby new launches like Daintree and View at Kismis, generally reflecting on the demand on the popularity of the area.

For investment, or rental, hopeless. Takes many months to rent out a 1 bedroom luxury unit in Bukit Timah area at 2.3k near Mgs and mrt. Cannot even cover the mortgage and the maintenance fee.

Thanks I also appreciate your views. I was earlier looking at this area because I used to study there and like the quietness of this area. But looks like rental yield isn’t great despite the apparent accessibility.

What are your thoughts on 10 Shelford, if you’ve looked at it?

Smaller units not so popular. Based on URA caveat 91 units sold from launch till 15 March.

Daintree’s cheapest unit for the one bedder was sold from $929 100.
For the same quantum, buyers could get a 2 bedder unit next door which starts from $887k at View @ kismis.

That area is just condo enclave. Quite a distance to walk to Beauty world. It’s an uphill slope to walk back from MRT.
Even hillford residents take bus to the mrt station. Area Probably for own stay.
There’s quite a number of supply in that area too,Buyers are spoilt for choice.

Don’t forget to see Resale transactions around there too. See if price appreciated.

10 Shelford got 2 view. West and East view and mostly 1 bedroom unit.

The west facing view practically hopeless. No view and with west sun. Even thought it is facing the pool view, the pool is pathetic. Very hard to rent and sell.

The east facing got view, got morning sun but the view is spectacular (Full city view!!) assume yours is 3 storey and above (above the church school).

But again, this development apartment status and all 1br, price difficult to appreciate. Everyone undercut each other to sell.
