Not only Pei Hwa la. Think many D21 buyers especially those working in CBD/Downtown (or want access to town) just want to be near DTL. That’s why launches like Fine wine Kopar and The M @ Bugis have seen gd interest. Anything from Sixth Avenue down becomes incrementally pricier so Beauty World is next most affordable option?

Sixth avenue becomes incrementally pricier? There are plenty of resale FH condos in D10-11 selling for 15xx-16xx psf built in the year 20xx era. They are nearer to orchard than to bukit batok unlike Forett.

So I have no idea why people are just fixated on new launches at 20xxpsf and in an inferior area.

If those FH properties in more prime areas hadn't move up, what are the chances of this batch of new launches breaking new highs? I can't get my head around it.

Also, Fourth Av Residences at 23xx-24xx and Royal Green at 26xx-28xx will be tested... sales not super fantastic.

its a new record for that area, which has traditionally been seen as an affluent GCB enclave. dev probably testing market

that area is literally flanked by top schools on both sides of the road. but not many are primary schools. mostly sec and JC... so i dont think that 1km radius guideline will be of much use.

I am very intrigued about what’s so special about Sixth Avenue to command such top dollar.. there isn’t amenities there either.

Ok so conclusion is none of the new launches across the entire D21/D10/D11/D9 are reasonably priced? Forett, kismis, daintree, the two mayfairs, verdale, linq, Royal green, fourth ave, kopar, atelier, pullman and probably the new Jalan anak site will be unreasonably priced also?

In my opinion Kopar is the most reasonably priced, Newton address and only 22-24xxpsf.

The reasonably priced ones are the M, PE, park colonial during its initial launch. Towards the later part, after price increase, not much meat left imo. Kopar is still very subjective, depending on buyer’s entry price/psf and also how much psf The Atelier will be launched.

D21 oversupply situation has been widely acknowledged by many other bros here.
But of coz, if buy for self stay/near parents it’s another story.
Jalan Anak site won’t be cheap based on some speculation. But of coz we can argue that there’s possibility developer would bid cautiously based on so many unsold inventory in D21.
However, bid Low is one thing, developer can still sell high if they want to. So nothing is cfm.

1. Why a sudden surge in the supply for D21? What drives the Developers to embloc there preciously?
2. Is D15 amber/Meyer having the same issue as D21? I recall amber area has a lot of new launches as well.

1. This is because daintree was bid in April 2017, and linq was enbloc in 2017 as well. Forett enbloc in March 2018. That’s during property peak era. All these happens before 2018 July CMs. Thus, the high land price. :D if CM came earlier, do u think developer will bid at such price? :D
2. Yes amber has oversupply issue as well, plus psf also not that cheap. Thus, amber park, Nyon and coastline are not selling very well.

Could the lack of capital appreciation for D21 development from 2015-2020 be due to the lack of any transformation in the neighbourhood after opening of DTL.

With the upcoming integrated transport hub, community building, rail corridor, new malls, possible cross island line, capital appreciation could be boosted but 5-10 years down the line

Also, many of the condos in D21 are small developments with less than 200 units (except Daintree with 300+ units, and signature park. The lack of a healthy number of transactions monthly/yearly imo also plays a role in the lack of capital appreciation.

Forett is sitting on quite a big plot of land and has ~600+ units. Been a while since we seems a freehold development of that size in a relatively good location.

Well probably there’s bus service to get ya to MRT.
My friend that bought hillford has never walked to MRT tho. He takes bus daily to MRT.

Not surprising if they market upcoming VERDALE to be walking distance to MRT when in actual fact it’s more than 1km away.

12 mins seem to be a long walk.
If rain in the morning when everyone wants to go to work/ school, sure spoil the day...

Went down to the actual site. Walking only feasible if u want to take a leisurely 12-13min evening stroll (from Daintree down it’s actually mostly sheltered). Most residents there can just hop on a bus at the entrance of Daintree/Forett that takes u 2-3 stops down within 3-5mins

buy integrated, no need to walk 12 mins :s13: come come.. SGR still got plenty of units .. cheaper somemore, but of cos not freehold la..
