Nope, definitely didn’t launch at 18xxpsf.. ~16-17xxpsf only for Midwood but sales was slow at the start before gg up recently.
yea you are right highest i saw was $1748 psf for midwood, maybe it was mount botanik i cant rem.

I only know these 2 projects in hillview all have 10% sell out rate for first few years and recently had to drop price to move the units

I visited the showroom which is located at the actual site. Fell in love instantly with the quality, location and surrounding. It's all based on livability though, did not research much on price/value. Decided to proceed with another property in the end.
Just curious, may i know why you didn't proceed with FAR given that you liked the quality, location and surrounding? And which property did you purchase in the end?

I prefer the sea so chose reef in the end. Plus GSW has many transformations to look forward to and I don't have to keep moving house, compared to one-off transformation in other areas which I then have to move again after each transformation is completed.

FAR stack 13, 14 sold out, with the 2Bed 1Bath 1st floor going at $1.348m. Nothing much exciting about this project but i like i said earlier liked it for the ease and quantum. Only looking forward to the elevated walkway/cycling path and park connector. Not much potential upside unless they redevelop Guthrie house but that would also have minimal impact. Best if Turf City gets a permanent residency and makeover then some spillover effect will come into play. Anyone got any idea about its future?

Nothing in the near-mid term. Master plan already overflowing with transformation plans and cannibalising each other, doubt there will be new ones anytime soon.

Nice. Did you go for the 3BR sea-facing?

partial channel view right, i rem they told me the units with full channel view is sold to their internal CXO
It's Block 20 west facing... not sure how you want to classify it haha. But I got a good ballot number and there was only 1 unit left to choose.

Ah.. only the 3 stacks to the West (facing Corals) have water view that are protected. The 2 on the East (facing Keppel Bay Tower) will get blocked eventually when the empty commercial land beside start building (hopefully integrated with MRT exit since the showflat area will become a water promenade park).

I see. 3 stacks only have actual sea view. 49,50,51 and you got 1 unit right at 50. (y)

Without going into the stack number, got to say luck plays a big part too haha.

Very rarely will owners let go of their waterfront units, so the premium should be quite decent in resale market.

Back to FAR and BT, I wonder if the GCB around it will lose value though. View got blocked and high density living right next door.

i think the best tower is 20 with stack 48-51. Most of the units there are $27xx PSF. development agent shared keppel land cxo reserved one of the units in one of these stacks with full channel view before VVIP.

I doubt so. The FAR block cannot build up to certain height. Some of the GCB are really big. They have their own tennis courts and jogging track/path (2 to 3 courts in 1 GCB), beside swimming pools and other facilities.
A lot of prominent figures and VVIP in Singapore stays there.

As in the immediate surrounding plots. They don't seem that high-rise or huge.

Not those in the main road. Further down into the lane, away from the main road, the area is its own paradise.
Each GCB is their own world too. The area is occasionally windy, got good aura feeling too. LOL
