Wah! West sun is there 24x7. Solar film and blinds are useless. Stay in condo cannot install fan and air con. Oh the horror! Can turn blind too!

If your kids study table is beside or near the window and is facing west sun, then study in the afternoon will always like doing marathon. :ROFLMAO:

That stack previously got discount one bedder below $1m and $21-22xxpsf only. I would rather that stack then the west sun units.
Yes I think some units on sale face a white wall at the balcony. Heard some Investors bought it to rent to parents who desperate to send their kids to school in that area.

West sun is legit quite bad. If your sofa is very near to the balcony, it’s colour May fade too. Only good thing about it is washing bedsheet. Haha! Crispy dry in two hours!

I feel this project no good stacks hehe have to pick among west sun, Bukit timah road noise, neighbors walls

Curious but would investor worry about the unit facing the west sun/wall/generator/bin if it hits the sweet 3% rental return? 🤔

You sure? Parents desperate will not choose this fourth Avenue lah.;)

No 1 km to any primary school. Secondary students old enough to take bus or train.

The agent tells me only Blk 6 within 1km of Raffles Girls Primary. Would that be considered or must be the whole project?

with the revise of p1 registration, think the entire project is within 1km of RGPS!

Unexpected Huat to the rest of the blocks, pity the blk 6 buyers who paid a premium for that. Same situation for Leedon Green where previously only 1 block was within NYPS radius, now the rest of the blocks should be included as well.

Crazy market, but that's the reality. Good School nearby can possible to help to push up price.

I think stack 13 n 14 of Blk 6 was the cheapest in the whole project cos its the nearest to the bin/power/tennis court/road. Stack 13 n 14 near the tennis court, 1,2,3 near the drop off point sold out.

Its confirmed that RGPS is now within 1km of all blocks in 4th Avenue. Developer has informed agents. In fact, using one map now also shows this. Developer now have more bullet to raise the price of remaining units. Seems like sales has been getting much better nearing TOP. Units of 2200-2300 PSF still reasonable (if its still available) given other prime district developments like Irwell Residences, One Holland V, Kopar already going at 2400 and more.

Just an interesting point to note as well, I noticed that the average PSF for one bedders is actually lower than that of the larger units which is quite unusual. Looks like the developers are placing a higher premium on the larger units - I presume this is because of higher demand for bigger units in that area.

Regarding those who bought the one bed units at below 1 mil, around 2100 psf, I wonder if it would be easy to sell on to future buyers given the units and facing the tennis court/wall with no view? Granted, rental yield would be better as compared to units purchased above 1 mil but not sure how much capital appreciation these units would command.

Noob qn actually. But is rgps very very good? This year seems like they have a lot of extra 2c vacancies. Not sure if I interpret the data correctly anot but it seems like their vacancies higher than a lot of other schools

RGPS no.8 in pri sch ranking according to Stacked. Got lots more 2C vacancy cos 1km lots of GCB, landed and low rise and no new projects. So population sample could skew more towards older kids . But does it mean the kids get priority to go Raffles Institution at a discount rate compared to others?

girls school. No affiliation to RGS. If a family got son, they would prefer nanyang primary if they stay in that area.
