(FR) recently just went to R&F Mall....

field report.

first time going there.

basically is a dead place. nobody is there. no women at all.

except Mr DIY, a tattoo shop and a furniture shop is open, the rest are like 98% closed.

only the sea breeze is shiok, left the place within 10min of visit.
lots of msia malls are like tat, if u ever go kl. their malls are huge perhaps due to large land spaces, rentals are cheap. in kl lots of malls next to their mrt stations are huge but largely empty. only weekends u see a bit more crowd

What does fengshui say about the R&F Mall location?
the waterfront there is stagnant.
they didnt learn from Pacific mall (from sg causeway left hand side)

abandoned for 20 years or so

RF is a dead space.
In JB, the locals keep the happening places to themselves.
Waterfront City is a dead space.
Forest City is the world champion ultimate dead space.
Danga Bay is a dead space.
Danga City Mall is a dead space.

You need to know JB better - to know where to go - where there is lively atmosphere.

For a start, try going to BlueWave.

The more successful malls tend to be centrally managed rather than by individual owners e.g. Aeon, Lotus, Toppen, Mid-Valley...

It may be converted into mixed-use commercial bldg. Lets see whether success or failure this time round.

yah, but this was back in april 2023. more than 1 1/2 years later it is still left abandoned. investors also must think properly

u know why city sq so successful?
behind the mall further away got an old building with an imposing tower with $ sign. good fengshui

u think too much...

City Square has much much more eating places + variety of pharmacy + leads to massage place, who will go to Komtar when everything Komtar has, City Square has even more.
