Could any experts weigh in on whether the REITs could be overvalued at the current prices which could lead to low yields? :s22:

Not a expert.
Overvalue = low yield
1. Look at DPU, is it increasing or decreasing (dividend.sg may varies)
2. Look at the price movement, up or down (chart)
3. Pick which REITs DPU is stable and price is down.
4. Then wait for the best price to enter.

(don't pick lousy one like Lippo, First reit etc)
(if the REITs you pick is good but price up, wait for correction)

I just noticed, MyCK is on shopee now. This is huge. The inertia of resisting change of moving to online seems to be going down now. As more and more grocery shops etc move online, I see lesser need to go to shops. Something REIT investors need to watch out for.

Physical shopfronts will always have a special place though e.g. why online blogshops set up brick and mortar shops.

The way humans interact cannot be changed fundamentally as well, same reason why countries can't stay on lockdown/ circuit breaker forever

I think you need to have conviction and hold if you believe that the yield is going to increase in the future.

One example
Keppel DC reit estimated DPU by year end 0.096 per unit

current market price (2.72) market yield = 0.096/2.72 = 3.5%

However at my cost price (1.71) my cost yield = 0.096/1.71 = 5.6% dividend yield.

This is the trend, if they don't, they will lose out to others.
I think real store with online store can survive longer.
People will still go to the mall and spend their time there. Even if you go oversea, first thing you will go is the mall.
So this sector REITs will be slower if they don't diversify, whether in sector or tenant or regional.

Example MCT, Lendlease and MNACT (vested) :D

You should go out more & see haunted / quiet the malls are .

Go Bugis/ Bugis+ , CausewayPoint , NorthPointCity and some other popular malls .
See if only online -shopping illiterate ah pek and ah soh in the malls or not .

Not new shop online. Been there for months already. Don't worry so much as local retail shops usually only list some items, so limited choice. Still need go to physical shops if need full range purchase.

Raffles City has decent crowds, even on a weekday. :D

Air con is in offices / public transport/ homes .
Not enough ah ?

Smarter elderly Sinkies blow cold air in libraries . Got aircon / charge phones and read free SPH newspapers online .
They go kopitiam and open air airy ones like Kampung Admiralty food court too.

Go inside blow free aircon sometimes.

Yes, I find interesting some malls have their own apps like capitastar and they have capita-eats as well. If they can leverage it well, it can be an ecommerce play as well.

Online prices seem higher. Going to physical store will still be an option. People still like to go walk walk and see see. So there will still be a chance they will still make physical purchases.

Online doesn't always give a good deal.

Yes if I had held certain REITs for a time, I would have enjoyed capital gains and decent dividend yields.

But for someone like me who is looking to enter the market and build a new position now in specific REITs, the high prices and consequently lower yield is putting me off for now....

I also entered some reits recently... as long as you can afford...

Eating out in a nicer restaurant is different from having it home with grab delivery.

Also people should go Giant / ShengSiong / NTUC FairPrice and see if they look empty despite they have home delivery.
