What REITs do u recommend
Buy good REIT especially with the sponsors like Mapletree. I'm not saying CapitaLand, Keppel and Fraser not good. You have to study individual REIT, read their latest earning report or FY report before buying.

Sorry cant make recommendations.

There are also financial metrics to look at for Reits.

Such information are available on internet and youtube.

for foreign REITs, really have to do DYODD.

one of the many reasons I didn't buy Indiabulls Trust or Eagle Hospitality was the low quality of their sponsors. There were many other red flags as well of course.

Lendlease and Cromwell are ok sponsors, but I won't rank them as top tier.

Majority of them are not so desirable. I'd only concentrate on FCT and FLCT, which I already have expanded my investments in. FLCT has very low gearing considering that yield, price still a little suppressed as there's overhang from the CEO stepping down.

Strong sponsor is #1 factor in REIT investment in SG, Fraser is the reputable one in that list, the rest are unproven.

Could Singapore office buildings in the CBD rezoned to condominiums? This could be a big trigger for REITs, because due to WFH and in general in the upcoming recession, office REITs will be hit badly. But residential property prices will always go up.

I got this idea from a US based podcast, in which they were talking about Empire state REIT prices going up recently because the mayor in NY Manhattan is looking to rezone some of the properties because in weekends Manhattan is a ghost town.

There is plenty of residential zoning around the CBD area, not to mention the 6000 BTO flats in GSW. If you can get allocated BTO in GSW, thats like striking lottery... its a million dollar flat zone even with longer MOP 😅

No need to rezone la. Singapore bosses sure ask everyone back in office. They can’t sleep well when staff wfh. So it will never happen in Sg

Comments from Phillip Securities Research team:

"Week 12 Equity Strategy: The focus this week will be interest rate decision by the Federal Reserve on 22nd March. We expect a 25-bps hike but dovish comments of a possible pause. Higher interest rates will only cause further stress and liquidity events in the US banking system. The mark-to-market curse of falling Treasuries and mortgage securities has been evident over the past 1 week. The unknown is the contagion on commercial property and private equity funds. Higher rates would mark down collateral values and slow down economic conditions. And refinancing risk or default for all borrowers has just spiked. Another fallout from the recent US bank failures is the further tightening of lending standards from both recession worries and banks shoring up their balance sheets from edgy depositors. In an environment of peak rates and slower economic growth, tactical beneficiaries are Singapore REITs. ETFs to gain exposure to falling interest rates are Treasury Bonds (TLT) and Gold (GLD)".

Phillip Securities Research team and their HOD will provide equity strategy comments every week and will detail their outlook on the market for the week (on Mondays).

Singapore had spent time and resources to build itself as a financial and commercial hub. It is a pity and waste to rezone to condominiums, so I would say unlikely.

I think it is very difference from Singapore. CDB already been zoned as commercial zone. If they will to re-zone example boat quay, all the buildings and business around it will be badly hit.

Yes, the key word is "zoned", not individual buildings.
