Who can even predict whether there will be a rate hike or not. What if it falls instead of going up? That's why I say just DCA every month/quarterly and reinvests the dividends you receive. If you don't wanna choose one particular reit, you can also consider buying REIT ETF.
no one can predict with certainty, but we still need to make judgement base on probabilities. Right now the odds are very heavily weighed towards inflation. You can just look back at history.

I only know REIT prices are considered low right now so good time to accumulate. Anyway you don't have to follow, it's your money.

Wow, today is a good day for REITS!

FLCT $0.99

As long as nipponho don't buy, I think REITs will continue to go up. Not that he is a good luck charm or whatever, but I think he represents the investors who are sitting on the sidelines with cash while market goes up, i.e. the FOMO trade.

When all the investors sitting on the sidelines start to FOMO and begin piling into stocks, that usually causes some volatility and maybe even a correction.

no need to be so sarcastic. Congratulations, you are rewarded for the risk you have taken. I guess FLCT is now very strong because of the gearing. During such times, the gearing becomes critical. Not all are doing well today. Those with higer gearing are flat. Keppel Reit went down one cent even though DPI increased. Ascendas also down. whole market is up today, not just reits. in anticipation of second round of talks.

Base on your logic, then you should hope that i buy, because once i buy, it will plunge, then you have opportunity to accumulate. Anyway, i don't want to take the risk. Once they decide to raise rates, everybody will be crying. Even if reits does not go down, there is still opportunity to accumulate as reits still a lot of room for upside. Indexes already run a lot except reits. Even if FLCT at 1.05, it is still undervalued.

Happy for you, 6% annual + 8 cents unrealised.

That's why I say just stay invested and reinvest the dividends. Of course should also diversify by holding growth stocks and ETF as well.

It will depend on how bad the situation continues. If the oil shipments remain choked for long time, oil price will remain high and cause inflation, FED will have no choice but to raise rates. This has not yet happened, but will happen if the blockage continues. If everything ended within next few days, then maybe they won't

Is it still ok to buy reits now for dividend yields?
Those who say not ok, REITs going to crash, Trump is appointing a new Fed chair who is sure to push for increased interest rates!

I'm more aligned to those who say that if you are able to predict interest rate changes, you should be a billionaire already.

I can't predict interest rate movements, so I just use fundamental analysis to see whether a stock is undervalued, and continue to DCA a diversified selection of undervalued stocks as long as there is a margin of safety.

i thought Trump wants reduced rates and will pressure the new chief for reduction?

Yes no one can predict with certainty. We assess situation base on probability, and presently the odds are not in our favour. You ownself go coffeeshop and petrol station and see the prices for yourself.

I just checked, base on today's price, FLCT is 11% undervalued, more worth than cict.

one advantage of analysing S-Reits is that they are local and I have friends /former classmates working in the sector and they share what is happening in the sector. I am beginning to understand the 'capitaland premium' better. 😅

I have always maintained that Capitaland related counters have a premium for good reason. Those who don't understand the sector will always feel that Capitaland counters are overvalued and other counters are 'cheap'. They do so at their peril.

I am also buying CICT and 9CI, not just FLCT.

FLCT steady at $1.03 today.

The most interesting is Capitaland 9CI and CICT C38U. I have been adding a bit of both the last few weeks but price has shot up since then.

There are rumours of merger/consolidation with Mapletree, maybe some people have got more info than others.....
